This bright and spacious two-bedroom apartment offers a fantastic opportunity for lovers of period design who are keen to lay down roots in a prime E17 location. The south-west facing wrap-around garden is just the icing on the cake.

Walthamstow Village is 13 minutes away, while Walthamstow Central station is a similar distance to speedily transport you to the West End or City. St James Street is a similar distance, where you have even more excellent amenities and transport options, and the greenery of Walthamstow Wetlands can be found a short stretch beyond.

IF YOU LIVED HERE….

With multiple neighbourhoods such as Walthamstow Village, St James Street, Leyton and Lloyd Park spread out around you, you can walk in almost any direction and find somewhere interesting to explore, but it’ll be your view from home that you find most pleasing…

Beyond your ornate porch, your reception room is flooded with light, which perfectly highlights the contrasting colour palette, timber accents, striking mantelpiece and charming ceiling rose.

Head back through your hallway, past the handy in-built storage, and enter your kitchen, where the smart design optimises every inch - the fold-out table will be particularly handy. Venture out here to your spacious and secluded wrap-around garden, where you can enjoy the decked patio, planters and storage. The south-west positioning is ideal, too, so roll on BBQ season.

Back inside, you’ll find two smart bedrooms, one of which also has garden access. Finally, the bathroom is modern, with stylish black fittings and a smart over-tub shower.

As for further beyond, Thomas Gamuel Park is just moments away, while Walthamstow Wetlands and Lloyd Park are both walkable - or an even quicker bike ride.

Walthamstow Village is a ten minute walk away, where you’ll find an amazing selection of eateries and the option of stocking up on groceries at Eat 17 on the way home. As for your caffeine fix, why not make your new coffee shop artisan bakery Suba - just a few minutes away?

You’re a similar distance to Europe’s longest market, which runs along the High Street. Here you’ll find Japanese restaurant Taro, which is housed in the old pie and mash shop there (it’s a listed space so you can still enjoy the old traditional features).

And if you need to travel further afield, you’re only 14 minutes on foot from Walthamstow Central station, where you can hop on the tube or Overground and be at Liverpool Street or Kings Cross respectively in a similar amount of time. St James Street station is a smidgen closer for the same Overground route, handily cutting out one stop on the line and saving you a few crucial minutes. Meanwhile, Walthamstow Queen’s Road station is even nearer, with trains running between Barking and Gospel Oak, perfect if you want to nip to the Essex seaside or open space of Hampstead Heath.

a word from the owner..........

"We have loved living here for the past decade, this home is very special to us and we are going to miss being here. We will always treasure our memories, from the excitement of becoming first time homeowners to getting married to welcoming our three children. We've seen Walthamstow become the vibrant and friendly place that it is and we're incredibly sad to have to leave, but despite the flat with its unique wrap around garden being generously spaced we as a family find ourselves in need of more room. We hope whoever lives here next will love this home and the area just as much as we have."

Our Local Guide:
Walthamstow

Queens Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
