2 Bedroom

1 Bath

A perfectly placed, two bedroom Victorian terrace, full of original features and vintage style, and with a forty foot garden to the rear. Your enviable location has St James Street, Walthamstow Central and the Village all within easy reach.

There's plenty of potential for expansion too. With your loft space so far untouched you could follow in the footsteps of your neighbours and add your own whole new storey (subject to permissions).

IF YOU LIVED HERE…

That twenty three foot deep through lounge will be the heart and highlight of your new home. Dual aspect, with lovingly restored original timber floorboards underfoot and an imposing, ebony hearth with exposed brick surround. You have artful, bespoke open shelving and walls are pristine in white, making the most of all that natural light.

Next door, your kitchen's smartly dressed in cream cabinets and timber style worktops. Step out here for your garden, a flourishing mix of lawn, raised timber planters, paving and mature greenery. Upstairs, both your bedrooms are significant doubles, with your principal sleeper to the front coming in at 150 square feet. Your family bathroom completes things in that same charming vintage style, with smoky grey floor tiling and another jet black hearth.

Outside and, as noted, you're around a half mile on foot from St James Street and Walthamstow Central stations, with direct, twenty minute runs to Liverpool Street and Oxford Circus putting both the City and West End around a half hour away, door to door. Quick simple trips for work and pleasure alike. You're also just ten minutes on foot from Walthamstow High Street and our famous street market – the longest in Europe.

WHAT ELSE?

- Walthamstow Village is less than fifteen minutes away on foot, for a diverse collection of independent bars, restaurants and gastropubs. From the bistro chic of Eat17 to the sumptuous surroundings of The Queens Arms, Iberian small plates at Orford Road tapas or the sheer artisanal hedonism at Mother's Ruin. You're sure to find a new favourite.
- Parents will be pleased to find twenty two primary/secondary schools, all rated 'Outstanding' or 'Good' by Ofsted, within a mile on foot. The 'Outstanding' South Grove Primary is just three minutes on foot.?- Walthamstow Wetlands, London's largest nature reserve at 500 acres, is twenty five minutes on foot or just five by bike (you have a secure bike hanger just a few doors down). It's the perfect place to escape the city.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Queens Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
