3 Bedrooms

1 Bath

An elegant three bedroom apartment atop an end terrace Victorian conversion in central Chingford. With 950 square foot of accommodation over two floors, close to Epping Forest and Chingford Station, it's as practical as it is beautiful.

You're in a super spot, moments from the bustling main drag of Station Road, yet far enough to enjoy the quiet. Chingford Overground station is close by, and you're encircled by the glorious green spaces of Epping Forest. You'll never want for a midnight snack or a weekend walk while you live here.

Your first floor hallway leads to your reception to the front, a gorgeous space of 180 square foot. White painted floorboards lie underfoot and an ebony hearth draws the eye without dominating. This room flows into your kitchen, a bright and serene space. A Dublin sink and double oven are nestled among pale grey units. Back through your hallway there's your bathroom, as subtle and pleasing as the rest of this home.

To the end is your first bedroom of seventy five square foot, overlooking the garden. Up on the second floor are two more bedrooms nestled under the eaves. The first is to the rear with 105 square foot of space. Your primary bedroom gives you an impressive 180 square foot to relax in. The same floorboards lie underfoot, and there are smart bespoke wardrobes along one wall. Lastly, you'll want to head out to your shared low maintenance garden, part walled and sunny.

It's just a six minute stroll to Chingford Station, where the Overground will take you to Walthamstow Central for the Victoria Line in ten minutes or to Liverpool Street in twenty (putting the City less than a half hour away door to door). All the amenities of central Chingford are moments away on Station Road, while less than ten minutes on foot takes you to the epic escape of Epping Forest, right by the historic Queen Elizabeth's Hunting Lodge.

a word from the owners....

"We have loved living on Queens Grove Road. As previous residents of Hackney and Walthamstow, we didn’t know what to expect when we moved to Chingford. Never did we imagine that we’d make life-long friends (with our neighbours!) and feel so much part of a community. We feel we have the best of both worlds, with a 27 minute Overground ride into Liverpool Street, but with the benefits and proximity of being a stone's throw from Epping Forest. The high street is right on our doorstep so we have everything we need within a 3 minute walk. We’re spoilt for choice when eating out - our personal favourites are Breeze for brunch, Hokkaido for Japanese, and Rusty Bike for a speedy Thai take away! The house is light, bright and full of character. Given the layout and proportions, we often forget the property is technically a maisonette. Our third bedroom has been invaluable as a home office. We are really going to miss living here!"

Our Local Guide:

Queens Grove Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
