3 Bedroom

2 Bath

A sleek, spacious and artfully designed three bedroom family terrace, laid out over three storeys and more than 1200 square feet. You're situated halfway between Lloyd Park and Blackhorse Road, handy for nature and transport alike.

Blackhorse Road tube is just a half mile on foot, with direct fifteen minute runs to Kings Cross via the Victoria line, putting the heart of the city less than a half hour away door to door.

IF YOU LIVED HERE...

You'll be delighting in ingenious design & decor on a daily basis, and nowhere more than in your substantial and skylit 300 square foot kitchen/diner. Ash blonde engineered hardwood runs underfoot, while twin skylights and triple patio doors fill the space with natural light. A chef's island topped with glossy quartz takes centre stage, opposite a matching flank of cabinets and a striking forest green splashback.

Throw back those patio doors now, and step outside for your garden, neatly landscaped with a timber deck descending to Trulawn flanked by raised beds and timber fencing. Back inside your ground floor's completed by the sitting room to the front, bay windowed and cosily carpeted with a vintage hearth. Upstairs, and your first bedroom is a sleek and substantial 150 square foot double, with pale parquet flooring and bespoke floor to ceiling wardrobes.

Bedroom two's another double, sat to the rear and similarly styled, while your family bathroom's elegantly finished in smart pastel metro tiling from tub to ceiling, overhung by a rainfall shower. Upstairs and your loft suite features a 150 square foot sleeper with more of that blonde parquet flooring and a skylit en suite shower room, gloriously finished in peach pink metro tilework with a walk in rainfall shower cubicle.

Outside and, as noted, Lloyd Park is extremely close, just a straight ten minute walk for the open green spaces and landscaped gardens. Here you'll find cafes, courts, an outdoor gym and regular free Bootcamp fitness classes. Also within easy reach are the varied climbing walls at Yonder, great if you're looking for a novel new way to stay in shape. There's a friendly cafe here too, in case you're more of a social climber.

WHAT ELSE?

- The Blackhorse Beer Mile is just a half mile on foot and a paradise for craft beer loves and families alike, with a wide range of welcoming independent taprooms, breweries and beer gardens. Big Penny Social in particular is a real community favourite.
- There's a welcome wealth of eaves storage just off the top bedroom. An ever handy essential in London.
- Parents will be pleased to find the 'Outstanding' South Grove Primary, the 'Outstanding' Eden Girl's School and the 'Outstanding' Walthamstow School For Girls all less than twenty minutes walk away. A further twenty 'Good' primary/secondaries are just as close.

a word from the owner...

"We have truly loved living here and it's been a wonderful first family home. The area has transformed in the past few years, with some gems very close by.. The brewery beer mile, Blackhorse Workshop cafe and the Wetlands, being amongst our favourites! It's such a good quality house that we've really nurtured and lovely neighbours on both sides too!"

Our Local Guide:
Walthamstow

Queen Elizabeth Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
