3 Bedroom

2 Bath

An utterly immaculate three bedroom family home, laid out over three storeys and freshly refurbished to an incredible standard throughout. Designer highlights are everywhere, and you're just a short stroll from Blackhorse Road tube.

With direct fifteen minute runs to Kings Cross via the Victoria line, Blackhorse Road station puts you less than a half hour from the heart of London, doorstep to doorstep.

There's so much to love, from your gorgeous principal suite to that lush rear garden. But let's start at the beginning, in your 120 square foot front reception, with oversized herringbone flooring and exposed brick chimney breast. It's a fine introduction, but the real show's next door, where your 325 square foot kitchen/diner basks under skylights and oversized Crittal doors.

It's a splendid space, with an immaculate suite of pastel green cabinets, home to a full range of integrated appliances and finished with onyx fittings and chunky marbled worktops. That sleek herringbone hardwood runs underfoot in here too, all the way to the wall to wall Crittal doors at the back, flooding the space with natural light. A handy cloakroom completes the ground floor.

Upstairs you have a pair of substantial double sleepers with your family bathroom in between. And it's gorgeous. Designer geometric tiling runs underfoot, fittings are brass and there's a classic rainfall shower over the tub, with a striking smoky herringbone backdrop. Upstairs and your principal penthouse suite keeps the bar high at 200 square feet, dual aspect between a skylight to the front and Crittal window at the rear. Finally a sparkling, skylit en suite finishes things off in style.

You have a fine choice of open green spaces here. The landscaped gardens, cafes and courts of Lloyd Park are just a half mile away on foot. Or if you prefer your nature a little wilder, the 500 acre, Green Flag award winning Walthamstow Wetlands nature reserve is just a little further. The largest of its kind in London. Also on your doorstep is the Blackhorse Beer Mile, a much loved collection of independent breweries, taprooms and beer gardens.

- Your new local is Big Penny Social, star of the Beer Mileand family friendly, with delicious food and drink and a huge beer garden. All less than a half mile away on foot.
- Local schools are excellent, with twenty primary/secondaries all within easy walking distance and all rated 'Outstanding' or 'Good' by Ofsted.
- Your private rear garden starts with a stately raised patio, descending to a lush length of lawn and all surrounded by timber fencing.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Queen Elizabeth Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
