3 Bedroom

1 Bath

A beautifully presented three-bedroom situated on a quiet street in between the greenery of Lloyd Park and Higham Hill Park. Highlights include the spacious rear garden, kitchen/diner and first floor bathroom - and it’s all be been thoughtfully decorated, too.

Not only are there many fantastic amenities in the direct neighbourhood, Blackhorse Road station is only one mile away, where the Victoria line whizzes directly to Kings Cross in 15 mins. Buses are also plentiful, so it’s a brilliant base for anyone wanting to enjoy all the perks of London.

You’ll love the tasteful decor and considered fittings found in this 950 plus square foot home. In the large open plan living room, the generous bay window, neutral colour palette and engineered flooring work together to create an inviting space, which also includes a stylish kitchen area. With room for a full size dining table, this will be the heart of your home, although you’ll greatly appreciate the extra reception room at the rear, which is separated by partition doors to allow the natural light to flow throughout.

Head outside to your rear garden, which has a sizeable lawn, shed and green house, which will be a delight for any green fingered residents.

Back inside, venture upstairs for the three smartly decorated bedrooms. The family-sized bathroom is just as sleek as the rest of the house, with modern fixtures and an over-tub shower.

In case you didn’t already know it, you’re in a great spot for exploring Walthamstow. As well as being a hub for creative businesses, there’s an abundance of green space; Walthamstow Wetland, Walthamstow Marshes, Lloyd Park and Higham Hill Park are all within strolling distance.

Even nearer, you’ll find the much-lauded veg-friendly SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, so you’ll want to book. The bouldering studio Yonder is another venture that’s much-loved by the local community. Even if you prefer to keep your feet on solid ground, it’s a great place to get a coffee or beer and people watch, as is cafe-cum-repair store Armstrong Audio. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for fantastic part-time courses run by genuine talent.

If drinking is on the agenda, you’ll be delighted to discover that you’re a short hop from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and Big Penny Social.

- There’s much excitement about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in 2025 - and it’s just 1.2 miles from your front door.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street and the convenient chains found in the 17&Central shopping centre, which has a fantastic food court operated by CRATE (think eclectic street food in a dynamic box park environment).
- Your new local is the Tavern on the Hill, a grand old pub given fresh life and the freshest craft beer by the folks from Wild Card Brewery.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Priors Croft, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
