"Preston Avenue is a quiet residential road with good neighbours, in 14+ years I have not experienced any trouble or disagreements. I am close to local shops and cafes, plus a Tesco superstore. A short journey takes me to Waitrose, Marks and Spencers (South Woodford). A 5 minute walk to Highams Park overground station gives an ideal 23 minute journey to London Liverpool Street station and only 6 minutes to join the Victoria line underground at Walthamstow Central. The nearby park offers residents a green space where they can relax and there are often events to attend. Epping Forest also offers great walks and local eateries. Being able to quickly join the A406, M11 and the M25 is a huge bonus when travelling away from home. It is really the easy access to central London that I have found the most beneficial. Trips to the shops, theatre, restaurants, clubs, meeting friends and access to other London national train stations is extremely useful."

Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.
