This impressive three bedroom mid terrace Edwardian house has a fabulous landscaped garden and is located in a quiet residential street. Mere moments from Highams Park village and station, it has easy access to green spaces, and everything you need is within a short walk.

You’d benefit from the well-proportioned rooms, large windows and period features typical of a house of this vintage. With 1,131 square feet of space over two floors and a logical layout, this is a lovely family home that’s very well suited to modern lifestyles.

The ground floor has three main living spaces; a traditional front room, a rear dining room with a door to the garden terrace, and an interconnected kitchen and reception room. There’s also a large storage cupboard in the hall.

The front living room has fantastic natural light from a large bay window with bespoke plantation shutters, lots of space for sofas, and a feature fireplace. The rear living room, currently used as a dining room, has great garden views and a door that opens onto the paved terrace. The linked kitchen and reception room extend to almost 19 ft and comprise a smart galley kitchen with grey metro tiling and Shaker-style units, and a snug with additional bespoke storage that’s a great space for informal meals or as a workspace.

On the first floor there are three bedrooms, two of which are doubles. The main front bedroom is delightful and particularly spacious, measuring 15’11” by 11’10” and with ample space for a large double bed and bedroom furniture. The second double bedroom has a large fitted wardrobe and garden views, whilst the third bedroom is currently used as a workspace. There’s also a fully tiled bathroom with a bath and overhead shower and a washbasin, and a separate WC.

The property is in excellent condition throughout with contemporary fixtures and fittings, a combination of wood floors and carpets, and double glazed windows. The stunning low-maintenance garden is over 50 ft long, with stepped paved terraces, a central lawn, abundant mature planting and a shed.

a word from the owner...

"Preston Avenue is a quiet residential road with good neighbours, in 14+ years I have not experienced any trouble or disagreements. I am close to local shops and cafes, plus a Tesco superstore. A short journey takes me to Waitrose, Marks and Spencers (South Woodford). A 5 minute walk to Highams Park overground station gives an ideal 23 minute journey to London Liverpool Street station and only 6 minutes to join the Victoria line underground at Walthamstow Central. The nearby park offers residents a green space where they can relax and there are often events to attend. Epping Forest also offers great walks and local eateries. Being able to quickly join the A406, M11 and the M25 is a huge bonus when travelling away from home. It is really the easy access to central London that I have found the most beneficial. Trips to the shops, theatre, restaurants, clubs, meeting friends and access to other London national train stations is extremely useful."

Our Local Guide:
Highams Park

Preston Avenue, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
