A truly palatial, five bedroom Victorian end terrace, elegantly extended over three storeys and with a glorious mature rear garden, home to a standalone studio. You also have the vast green expanse of Epping Forest right on your doorstep.

Fully powered and insulated, your 105 square foot garden studio is currently in use as a home gym, but ideal for turning to all manner of uses, from a studio to guest accommodation or home office.

IF YOU LIVED HERE…

You'll be luxuriating in an artfully balanced blend of original vintage features and sleek, contemporary design, laid out over 1690 square feet. Let's start in your front lounge, immediately on the left as you enter and beautifully, naturally bright thanks to that large bay window. An ornate ebony mantel and hearth, inlaid with vintage tilework, takes centre stage in the chimney breast.

Next door you've a second reception, similarly styled and leading to your impeccable, 230 square foot kitchen/diner. Vintage timber floorboards give way to smoky grey flagstones as you step into the kitchen, surrounded by a generous complement of pale mint cabinetry, marbled counters and pristine letterbox splashbacks. Pendulum lighting hangs over the breakfast bar, artfully zoning the dining area to the rear. In here you have vintage timber once again underfoot, and a bank of patio doors leading out to your garden.

Your outdoor solace is a verdant, lush combination of mature greenery, thriving beds, patio and lawn, all ending in that superb garden studio. Upstairs now, where your principal sleeper comes in at over 200 square feet, with lovingly restored original floorboards, a bank of oversized windows and jet black vintage mantelpiece, offset by a soft peach colour palette. Bedrooms two and three complete the first floor sleeping arrangements, in similarly impressive style.

Rounding out the first storey is your substantial family bathroom, larger than average at 105 square feet, in here you have twin vintage pedestal sinks, a tub and dedicated shower cubicle, with classic black and white geometrics underfoot. Upstairs now, where bedroom four sits dual aspect between twin skylights and a floor to ceiling window with blonde herringbone hardwood underfoot. Bedroom five lies to the rear, with a garden view, while your second bathroom features a gorgeous walk-in rainfall shower finished in onyx trim.

WHAT ELSE?

- Leytonstone tube station is just half a mile on foot, for speedy, direct and regular trips to Liverpool Street (fourteen minutes) or Tottenham Court Road (twenty three minutes) via the Central Line.
- As noted, the great green expanse of Epping Forest is just five minutes' walk away. Venture a little further and you come to Hollow Ponds, where you can hire row boats and explore the waterways with friendly ducks. One of the most relaxing ways we know to spend a sunny afternoon.
- Parents will be pleased to discover five 'Outstanding' primary/secondary schools, all less than a mile away on foot. A further ten, deemed 'Good', are just as close.

a word from the owners...

"We have thoroughly enjoyed living in our home, steeped in character and filled with wonderful memories. Over the past nine years we have upgraded the house to make it the family home it is today, creating off-street parking, opening up the kitchen and dining room and converting the loft only last year. The sunbaked terrace is flooded in sunshine and is wonderful for al fresco dining and BBQs. The garden also provides great privacy. In the winter, the lounge comes into its own as a wonderfully welcoming space with its huge fireplace - a beautiful feature. Further upstairs - and completely unexpected - the loft conversion provides stunning views of the London skyline at night. Having Epping Forest literally at the end of the road has been immensely entertaining for our small children. The kids and us will really miss the local parks, schools and nurseries, which are a short walk from our front door. The local neighbourhood community is excellent, with many neighbours who we now count as good friends. Were it not for a lifestyle change of uprooting to the countryside, we would surely be staying here for decades to come."

Our Local Guide:
Leytonstone

Poppleton Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
