A fine example of a Victorian family terrace, with two double bedrooms and rear garden, all a short walk from the Village. Beautifully refurbished throughout, retaining its original character, you also have an easy commute to Central London.

You're in a superb spot, on a quiet turning yet moments from all your everyday luxuries. Half a mile away you'll find the idyllic streets of the Village, with Orford Road a haven for foodies.

IF YOU LIVED HERE…

Head through your porch into your welcoming reception room, with bay window to the front for maximum natural light. There's smart grey engineered flooring underfoot, and the walls are simple bright white as throughout. This room gives on to your kitchen/diner, with glossy white units to match the walls, and contrasting multicoloured mosaic tiled splashback. Your family bathroom sits to the rear, with modern white WC and sink, and open shower cubicle.

Through your handy utility room, you'll find the door to your low maintenance courtyard garden. Back inside, a door to the left of your kitchen opens to reveal your staircase. Your two double bedrooms occupy the first floor, each with its own closet, and with the same easy to care for grey engineered flooring underfoot. Your main bedroom sits to the front, with twin windows on to the street. Picture rails run around the walls of both bedrooms.

It's just a fifteen minute walk to Walthamstow Central, from where the superfast Victoria Line or the Overground will get you to Kings Cross or Liverpool Street in about the same amount of time. All your amenities are just around the corner on Hoe Street and Lea Bridge Road, and Hollow Ponds is under a mile away. Tesco Superstore is a short walk from you on Leyton High Road.

WHAT ELSE?

- Gnarly Vines wine shop is just around the corner, with an incredible range of natural wines plus craft beers and cheeses.
- Schools rated 'Outstanding' nearby include Barclay Primary, Walthamstow School for Girls, and Riverley Primary.
- It's just five minutes on foot to Leyton Leisure Centre, whenever you fancy a few lengths of the pool.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Poplars Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
