IF YOU LIVED HERE...

As you step through your handsome, stained glass, front door onto blonde, herringbone, timber flooring, the exceptional interior design that defines wonderful family home is immediately clear. Through in your 265 square foot reception room you'll find two ornate vintage fireplaces, plenty of original period features and an abundance of natural light from the box bay window to the front and the large sash window to the rear. Next door, in your 145 square foot kitchen diner, there's another bright bay window and warm cork flooring gives way to dark jade cabinets and white marbled worktops. Brushed copper splashbacks and fixtures frame an integrated electric oven and hob with a modern extractor hood overhead.

At the end of your kitchen you'll pass through a smart, fully plumbed and powered utility room to find a convenient ground floor WC to the rear. A second door from your kitchen gives access to your beautifully maintained, South East facing garden. Out here, a dark timber pergola casts shade and shelter over a stylish raised patio, perfect for al fresco entertaining. Back inside and up on your first floor, you'll find your 195 square foot principal bedroom, lit up by another box bay window, with lovingly restored original floorboards and new column radiators. There are two more bedrooms further along the landing. The second is another generous double, currently in use as a home working and exercise space, and the third sleeper has a bright bay window and is currently in use as a nursery. Continuing along the landing, you'll come to the final gem in this opulent property, your sophisticated family bathroom. Featuring a classic white suite with a freestanding, clawfoot, double ended roll top tub, smoky marbled flooring and immaculate, white, floor to ceiling wall tiles. This luxurious peaceful retreat is also home to a standalone, recessed rainfall shower cubicle.

Just a few yards from your front door, you'll find a row of railway arches that house the vibrant social hotspots of Winchelsea Road. Including The Wanstead Tap, for tasty craft beers and relaxed vibes, or Joyau, for the finest wines in an intimate atmosphere. At the opposite end, there's the Wild Goose Bakery where you'll find delicious artisanal produce. And there's a great children's cafe, Can Club, where you can relax with freshly brewed coffee while the children get creative. Strolling a little further will bring you to Dames Park Playground, also a wonderful place to take the younger members of your family. From here, you can extend your adventures further across the open greenery of Wanstead Flats.

a word from the owner...

"Already benefitting from high ceilings and original sash windows, we've put seven years into lovingly restoring further period features of this Edwardian property — a project that has resulted in a wonderfully inviting home to return to at the end of the day. Situated approximately 10 minutes walk from the local stations, the location provides quick access into Central London via the recently opened state of the art Elizabeth line, and is convenient for exploring other parts of North and East London from Wanstead Park Overground. The back garden offers shelter, privacy and room to relax over the warm summer months, while there is bounteous outdoor space to explore at the end of the road, with Wanstead Flats extending to Bushwood, Wanstead Park, the Hollow Ponds and Epping Forest. We have witnessed the area transform dramatically in the years that we have lived here. Just a stone's throw from the front door you will find Joyau (a wine bar offering small plates), The Wanstead Tap (a live music/events space and bottle shop), The Wild Goose Bakery (cafe selling delicious cakes and sourdough with brunch/lunch menus), Pretty Decent (craft brewery and taproom) and The Wanstead Kitchen (included in Grace Dent's 8 favourite restaurants in London). On this basis, we've managed to convince several of our friends to move to the area, and with several excellent pubs, bars and restaurants nearby (The Holly Tree, Leytonstone Tavern, The Rookwood Village, Forest Tavern, Dina, The Ciderhouse E7, Fiore Truck, Giovanna's) there is no shortage of places for us to socialise with them. Finally, with the arrival of our first child last year, we have found the area to be perfect for young families. Just around the corner, the CAN Club offers a retreat for weary parents to unwind while the kids let off some steam, while the area also benefits from great local schools, nurseries, parks and playgrounds."

Our Local Guide:
Forest Gate

Pevensey Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
