A smartly finished and lovingly developed four bedroom former Warner home, arranged over three storeys and complete with driveway, conservatory and large rear garden. Our borough's beloved green gem of Lloyd Park is just five minutes' walk away.

Your expansive driveway has plenty of space for multiple cars, and drivers can be motoring along the arterial North Circular in less than five minutes.

You'll have more than 1200 square feet of living space to stretch out in, but let's start with your twenty three foot through lounge, on the right at the end of your welcoming entrance hall. Dual aspect and full of light, smoky flooring runs underfoot, walls are a simple, pristine white and it's all laid open to your substantial conservatory to the rear.

Here you have panoramic views of your garden, a lengthy affair of almost 100 feet, stretching away to nothing but mature trees on the horizon, flanked by beds and with enticing patios and seating spots. Back inside and your kitchen completes the ground floor, with glossy white cabinets top and bottom and metro tile splashbacks and timber effect worktops in between.

Upstairs, your principal bedroom is a handsome double of 150 square feet, complete with blonde hardwood flooring and vintage hearth. A second double and a generous single, currently in use as a home office, complete the first floor sleeping arrangements, while the first of your twin bathrooms is smartly finished in white and smoky grey. Finally, your loft conversion features a large penthouse sleeper – dual aspect and skylit – and a sleek, metro-tiled shower room.

Outside and Lloyd Park is just five minutes’ walk from your new front door. Perfect for morning jogs and evening strolls alike, here you'll find cafes, courts, babbling brooks and a thriving Saturday market. Great for craft beers and fresh produce. There're also plenty of sports clubs and classes that call the park home. Take a fifteen minute stroll through the park and you come to Bell Corner, home to one of our finest gastropubs, The Bell.

a word from the owner...

"A street of contrasts. For years Penrhyn Grove was an oasis of calm amid my busy life - whether cycling in to Buckingham Palace Road for work, Bromptoning around as a midwife (for my partner), or chatting with the historian over the garden fence. In more recent years, I've lived away for surgical training - so it's been a happy home as a base on visits to London. I've taken to walking Walthamstow Marshes and kayaking along the pretty river Lea, to running the Hackney Parkrun and up through Epping forest. Eating the extraordinary food at Eat17, tasting drinks at the breweries and bread from the wild grain bakery. Perky blinders serves the best coffee around (but the smoothies at the William Morris orangery are very nice) - and if you want to learn practical skills, Bloqs has some great metalwork courses. We've played badminton and run yoga sessions in the garden, danced locally, roasted chestnuts in winter and the home has brought people together. The Grove has developed in my time there - young families have come to stay, houses have been redeveloped, some have aged and some have died. But it's stayed friendly, a trustworthy road, a row of houses with 'good bones', gardens hosting creative exploits on weekend afternoons and plenty of wildlife - the birds don't mind the fences. I hope you enjoy it as much as we all have, especially the glow as the sun goes down."

Our Local Guide:

Penrhyn Grove, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
