"We have loved living in Penrhyn Avenue for over 30 years and has been a fantastic place to raise our family, we really enjoy our garden outdoor space, it is such a calming environment where you wouldn't think you are in London with the sound of the birds. There is Lloyd Park on our door step which is great for walks and taking the family, with lots of amenities such as Tennis courts, playgrounds, football and a skatepark. There is also the William Morris Gallery and a Saturday food market that we have enjoyed visiting. We have also really enjoyed the local walks along the River Lee canal and the Walthamstow Wetlands and the ease of getting into central London with the great transport links has been amazing. Penrhyn Avenue has the most wonderful community spirit and there is always lots going on to get involved in, whether it's bulb planting, litter picking or being part of the community street party. We are going to miss living here."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
