3 Bedroom s

A classically arranged and appointed three bedroom 1920s terrace, with 850 square feet of living space, developmental potential and large, lush rear garden. It's all enviably located just a short stroll from our beloved green gem of Lloyd Park.

Your loft space is so far untouched, so you can potentially follow in the footsteps of some of your neighbours and add your own whole new storey with a Dormer extension (subject to the usual permissions).

IF YOU LIVED HERE...

You'll step inside, past the charming front garden and handsome brick frontage, and find your 275 square foot through lounge on the left. Dual aspect and substantial, in here you have plush carpet underfoot, an ornate timber mantel to the front and patio doors framing leafy views to the rear. Step out here for your extensive, private rear garden. It's over eighty foot long in all, with a patio giving way to lawn, flanked by thriving greenery and ending in riotous mature foliage.

Back inside, the ground floor's completed by your bright and sizeable kitchen, tiled from top to toe and home to a suite of cabinets and chunky white worktops. Upstairs, your principal bedroom to the front comes in at a generous 150 square feet, with an original fireplace and ornate array of integrated storage. Bedroom two to the rear is another double, and immaculate, plus there's a generous single complete with original floorboards underfoot. Finally, your family bathroom's finished in white and striking Royal Blue.

Outside, our borough's beloved green gem of Lloyd Park is just five minutes away on foot. Here you'll find landscaped gardens, open green spaces, cafes, courts an outdoor gym and a huge range of sports clubs and classes. It's a superb space to have on your doorstep and is also home to the William Morris Gallery, an ever-enthralling tribute to one of Walthamstow's favourite sons and recent inspiration for the new Walthamstow FC kit. Also nice and close to home is your new local, The Dog & Duck, a charming, family friendly gastropub with a beer garden full of beach huts. Just five minutes around the corner.

WHAT ELSE?

- Walthamstow Central station is twenty four minutes on foot, fifteen by bus or ten by bike. From here you have regular, direct, twenty minute runs to both Oxford Circus and Liverpool Street.
- You're sat on the end of the terrace here, with all the benefits that come with being effectively semi detached, including direct side access to your garden.
- Parents will be pleased to know you have five 'Outstanding' primary/secondary schools all less than twenty minutes walk away, plus a further fifteen rated 'Good', and just as handy.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Penrhyn Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
