"We have lived in our South Woodford home for nearly 20 years, originally moving from Bethnal Green in search of more space, both inside and out. We knew little about E18 before moving here, but we quickly fell in love with the area. Epping Forest is just across the road from Peel Road, offering endless opportunities for outdoor activities. Turn left, and you’ll reach Hollow Pond, where you can enjoy rowing or simply relax by the water. Turn right down the wooded path, and you’ll find Highams Park Lake, a picturesque spot for walks and watching wildlife. The Church End estate has a real sense of community, and we’ve made lifelong friends on our street. Easy tube access to central London, a thriving eclectic high street and the green space of the forest makes E18 a great place to make your home."

Beautiful property, great amenities, green space, a wonderful sense of community and excellent transport links, honestly, what’s not to love about South Woodford?

No wonder it’s become such a popular area for families looking to make their money go a little further. For a start, there’s a Marks and Spencer and Waitrose on the vibrant high street, as well as independent stores and eateries. It has incredibly easy access to the City and West End (18 mins to Liverpool St or 27 mins Oxford Circus on the Central line), and with Epping Forest a stone’s throw in the other direction, residents really do feel like they’ve got the best of both worlds. 

No wonder it’s such a happy community. Luckily they’re a friendly, inclusive bunch too, pleased to welcome both new residents and visitors alike.

Situated in Zone 4, South Woodford is handily served by the London Underground’s Central line, with frequent trains running to and from the City’s Bank in 20 minutes and Oxford Street in 30 minutes. The area is also well-served by local buses.

Local cinema

This cinema originally opened in 1934 with the film Cleopatra and the then-local MP Winston Churchill in attendance, but it’s now a seven screen state-of-the-art Odeon, which shows everything from 3D blockbusters to family-friendly animations and art house gems.

Great schools
