3 Bedrooms

An elegantly appointed and gloriously spacious three bedroom Victorian terrace on one of the most sought after streets in central Walthamstow. Design & Decor is immaculate, with stately colour schemes and a wealth of vintage features.

Sat on a quiet residential turning that's nonetheless just a few steps from our main thoroughfare of Hoe Street, Pearl Road is one of our coveted 'precious stone' addresses, running next to Ruby Road and Jewel Road.

You'll be enjoying all the lovingly preserved Victorian architectural features, seamlessly blended with sleek designer trim throughout. Your though lounge totals 240 square feet, with artfully restored original floorboards running underfoot. Twin hearths serve as striking centre pieces, finished in exposed brick to the front and distressed concrete to the rear. Dual aspect, the space also has plenty of natural light.

Your kitchen/diner to the rear is every bit as appealing. 150 square feet, the box bay window (a lovely dining nook) combines with twin sashes (framing leafy green views) for another pleasant dual aspect. Bespoke fitted cabinetry sits under marbled white worktops and complementary splashbacks. Step outside and your garden is an expertly landscaped delight, with the patio ascending to an impressive length of zero maintenance astroturf, surrounded by raised railway sleeper beds, thriving plants and screening greenery.

Upstairs and your principle bedroom is an impressive 180 square foot, handsomely finished in dove grey up to the original picture rail and with a vintage jet black hearth below a contrast mantel. Bedrooms two and three are similarly styled doubles, with yet more original features. Finally your family bathroom is a gleaming designer affair, with vertical ebony letterbox tiling from tub to ceiling.

Hoe Street sits a mere two minutes away for foot traffic, and is home to an increasing range of independent bars, restaurants and cafes. A little further down the Art Deco Granada cinema will soon be reimagined by Soho Theatre as a 1,000 seat entertainment venue. Finally, just half a mile on foot, you have the comprehensive transport links of Walthamstow Central station, with Kings Cross just fifteen minutes away direct.

- Our borough's beloved green gem of Lloyd Park is just three minutes away on foot, Walthamstow Village's diverse range of gastropubs is just a fifteen minute walk, and even the craft beer paradise of the Walthamstow Beer Mile is around twenty minutes away. A wealth of popular destinations on your doorstep.
- With the loft space so far untouched you could potentially add a whole new storey as some of your neighbours have done (subject to the usual permissions). All of which makes this property a particularly fine investment and a home that will meet the needs of you and yours for years to come.
- Current or prospective parents will be pleased to know that you have thirty one primary/secondary schools all less than a mile on foot and all rated 'Good' or 'Outstanding' by Ofsted. The 'Outstanding' Greenleaf Primary is less than ten minutes walk.

a word from the owners.....

"We originally fell for our home due to its beautiful victorian features which we have loved and cared for during our time here. Pearl Road's speedy proximity to Walthamstow Central tube station has been hugely beneficial to our lives here but the amazing local amenity is what has captured our hearts. Having the green open space of Lloyd Park on our doorstep has been a breath of fresh air in our lives. After moving out of the area due to work, we will miss the many great local businesses that have been become part of our lives such as getting coffee at Wynwood Art District, Sunday lunch at The Bell, yoga classes at East of Eden and brunch at Buhler and Co to name just a few. We will also miss our many friendly neighbours who are always keen for a chat and create a valued sense of community on the Road."

Our Local Guide:

Pearl Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
