IF YOU LIVED HERE

You'll be relaxing in a pristine suite of living spaces, with a wealth of sociable space and that impeccably realised loft conversion. Impressive first impressions start at the front, with flawless brickwork and perfectly restored original mouldings. Step inside and your hallway is no less pleasing, finished in oxford stone with honey-toned hardwood underfoot.

Your front reception totals a huge 275 square feet with a sage green and blonde palette, and with a vintage pewter hearth and mantel taking centre stage. Your twenty four foot long kitchen/diner makes for another superb hosting option, with plenty of space for dining past the sleek white cabinets and smoky worktops. Head past a wealth of floor to ceiling fitted storage for your rear garden.

Out here you have an artfully arranged blend of patio, thriving raised beds and bespoke timber seating. An ideal solace. Back inside and head upstairs for your 180 square foot principal bedroom, plus two more double sleepers with a further wealth of wardrobe and dressing space to the rear. Your first floor bathroom is sleek in shades of grey with walk-in rainfall shower, while the expertly realised loft conversion offers another skylit double bedroom, a generous single bedroom currently used as a study overlooking the garden, and a spa-feel bathroom.

Outside and you're less than half a mile on foot from Walthamstow Central station and direct, twenty minute runs to Liverpool Street and Oxford Circus, putting both the City and West End around a half hour away door-to-door. There's more. Walthamstow Village, our beloved leafy enclave, perfect for wining and dining, is just a fifteen minute stroll. With a huge range of diverse bars, restaurants and gastropubs you're sure to find a favourite. Try the artisanal gin cocktails at Mother's Ruin.

WHAT ELSE?

- The highlights keep coming. Our famous High Street, home to Europe's longest street market, is just a half mile on foot. Be sure to dive into the international street food at the curated Sunday Social stalls.
- There are seven primary/secondary schools rated 'Outstanding' by Ofsted less than a mile away from your front door. A further twenty five, rated 'Good', are just as close.

a word from the owners...

"We have loved living in this house. It has offered plenty of space for working from home and entertaining friends and family. At the top of the street we have the Rose & Crowne theatre pub who run comedy evenings with big name comedians, and The Bell does a good Sunday Roast. Lots of local independent shops, cafes and restaurants serving food from around the world. We are about ten minutes walk to Walthamstow Central station for the tube, and connections to Stansted Express from Tottenham Hale and trains into Liverpool Street which now connects with the Elizabeth Line. Epping Forest is close by, as is the Walthamstow Wetlands nature reserve. We will be sad to miss the opening of The Soho Theatre Walthamstow when is opens next year."

Our Local Guide:
Walthamstow

Pearl Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
