4 Bedrooms

2 Baths

A four bedroom, two bathroom Victorian terrace with rear garden offering an incredible amount of living space on a sought-after, tree-lined street. Here you're ideally located for transport links, excellent amenities and open green spaces.

Pearl Road is one of our trio of 'precious stone' streets (along with Ruby Road and Jewel Road), which flow from our main thoroughfare of Hoe Street. And they're not the only gems around; head to the end of your street for Forest Road where you'll find our green jewel of Lloyd Park.

IF YOU LIVED HERE

You'll have a shade under 1400 square feet of living space to call your own in an incredible home spread across three floors in a vast expanse behind the classic facade. The tremendously generous open plan living space of your ground floor alone comes in at a staggering 550 square feet, dual aspect and bright with grey oak engineered floorboards flowing flawlessly underfoot.

Your lounge area's home to a characterful bow window framing a leafy street view, while the kitchen/diner basks in an effortlessly on-trend suite of charcoal cabinets, a kitchen island with breakfast bar over-lit with pendulum lighting, twin skylights and bi-folding floor to ceiling patio doors which slide open straight onto your outside patio. Step out here for al fresco entertaining on the patio, leading down to a low-maintenance stretch of Trulawn flanked by a raised bed with fragrant rosemary, plus a smart shed.

Back inside and head upstairs for two 125 square foot generous double bedrooms and a sixty square foot single equally suitable as a child's room or home study. Your family bathroom's dressed top to toe in gleaming white metro tiles with a shower over the tub, while head up to the top floor for your glorious 270 square foot loft conversion, complete with a trio of skylights, Juliet balcony and a gleaming en suite shower room.

Outside, and as well as having Lloyd Park's manicured greenery, cafes, farmers' market, courts, outdoor gym and fitness clubs (including the ever-popular Yoga Me Happy) on your doorstep, Hoe Street's also a stone's throw away. It's home to a huge range of independent cafes, bars and gastropubs from SoDo Pizza Cafe and their brunches to die for, the craft beers and live entertainment at Ye Olde Rose & Crown, mouth-watering morsels at Band of Burgers and, soon, Soho Theatre Walthamstow, currently in development at the Art Deco Granada cinema.

a word from the owners....

"We have loved living in our home, which is spacious and inviting, and gets lots of sunshine from the morning through to the evening. There is a lovely spacious open kitchen and lounge which is great for cooking and entertaining. The quiet residential road will ensure you get a guaranteed good night sleep. Waltham Forest was the first Borough to be awarded the Borough of Culture in 2020. We are 2 or 3 minutes to Lloyds park and the William Morris Museum. Every Saturday there is a food market in the park and there is always plenty of activities to do in this wonderful and beautiful setting. Every summer, there are music festivals in Lloyds Park (Barbican Festival) where the community comes together to celebrate our diverse culture. Waltham Forest is cycling friendly with cycling lanes all around the local area and borough, ensuring both safety and comfort. We are close to the Walthamstow reservoirs and the Marshes which are fantastic for walking and cycling. There is a restored theatre opening soon in Hoe street and a cinema, which are 5-10 min walk for all of your entertainment needs. There is a great diversity of cafes, restaurants, and the famous Walthamstow Market, all within 5-10. If you are working or venturing into the city, Walthamstow Central Tube Station will get you to Oxford Street in 20 minutes or Kings Cross in 15 minutes for local and international travel."

Our Local Guide:
Walthamstow

Pearl Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
