3 Bedroom

1 Bath

A lovingly developed and expertly maintained three bedroom Victorian terrace, in the heart of Leyton with Francis Road and Leyton tube both within easy reach. You have a large through lounge, plus private rear garden and conservatory.

There's plenty of scope here to develop things further still. With your substantial loft space that is currently used for storage, you could follow the lead of your neighbours and add your own whole new storey (subject to the usual permissions).

IF YOU LIVED HERE...

Take a moment to admire that classic yellow London brick frontage, then step inside and find your generous through lounge on the right. Dual aspect and close to 250 square feet, this is a bright and splendid introduction. Your kitchen's to the rear, another spacious affair, with classic hardwearing terracotta vinyl underfoot and a wealth of cabinets. Moving on, your conservatory's framed in dark timber, a handy combination of relaxation and utility space, plus of course some lovely garden views.

Step out here for a secure and secluded, fully decked side return, with plenty of space for bikes. The deck gives onto your lush lawn, surrounded by thriving foliage and screening greenery, and ending in a wonderfully secluded patio below a pergola. Back inside and your ground floor's completed by a handy spare WC before we head upstairs for the sleeping arrangements; three doubles with diverse colour schemes. Your family bathroom completes things at the rear, with striking smoky blue tilework from floor to ceiling, tub and dedicated shower cubicle.

Outside and, as noted, our sought after spot of Francis Road is just five minutes away on foot, here you'll find a whole host of artisanal, independent cafes, stores and meeting spots, from Albert & Francis to Yardarm Wines. And don't forget your new local, The Northcote Arms. It's just as close with delicious food, a lovely beer garden and a regular programme of live events. Fortnightly weekly Music Bingo a specialty.

WHAT ELSE?

- Leyton tube is just a half mile on foot for the Central line and direct connections to Liverpool Street (eleven minutes) and Tottenham Court Road (twenty minutes) putting both the City and West End around a half hour away, door to door.
- You have a good choice of epic green spaces within reach, with vast Wanstead Flats and the famous Queen Elizabeth Olympic Park both around a twenty minute walk away.
- Parents will be pleased to find twenty 'Outstanding' or 'Good' primary/secondary schools all within a twenty minute stroll. The 'Outstanding' Newport Primary is just a third of a mile away on foot.

a word from the owner...

"We moved here in 2010, before the 2012 Olympics, before Westfield Stratford was built, before the Elizabeth line was planned, and have witnessed the area blossom into the thriving neighbourhood it is today. We have quiet, friendly neighbours; excellent independent shops, cafes, bars, and restaurants; and proximity to Epping Forest means plenty of green space to enjoy, and the Central line makes the city easily accessible with Liverpool Street less than 20 minutes away. We've particularly enjoyed our garden and hope you will too. We have been very happy here, and are sorry to be leaving but an opportunity to move to another city arose and we couldn't pass it up."

Our Local Guide:
Leyton

Pearcroft Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
