2 Bedroom

1 Bath

A strikingly appointed two bedroom apartment on the first floor of a period conversion with a smartly landscaped, south-facing garden. It's all on a tree-lined street within easy reach of Leytonstone High Road and excellent transport links.

Epping Forest is a mere eight minute stroll away and accessed via Ferndale Road (look out for the Victorian drinking fountain!). It's endlessly explorable, but we recommend heading south to Jubilee Pond to sample the delights of the Winchelsea Road area. The Rookwood Village, Wanstead Tap and The Holly Tree are all well worth a visit.

IF YOU LIVED HERE…

You'll be relishing the exquisitely realised interior design on display every day. Your impeccable lounge area comes with a bay window, tower radiator and a wealth of storage. Follow the timber floorboards and bold black and white accents through to the kitchen where a pewter grey suite of cabinets houses a full complement of integrated appliances. Your bathroom sits just off here; an immaculate affair decked out in floor to ceiling metro tiles, a shower cubicle and vintage fixtures and fittings.

Step through the door to the rear here for a balcony and steps leading down to your rear garden. It's a lovely, low-maintenance affair with gravel, patio and pots. South-east facing for a sunny disposition and barely overlooked. Back inside, make your way to the front for your impossibly beautiful primary bedroom. Coming in at a huge 205 square feet, leafy street views abound at every turn and a period fireplace makes a fine focal point; the perfect space to unwind at the end of the day. Lastly, bedroom two is a similarly styled double with pristine white and light olive walls, and plenty of space for home working.

Outside and the High Road's just around the corner, with Leytonstone High Road overground station is just two minutes away for the Gospel Oak to Barking line. From here, Blackhorse Road station is just a seven minute ride for West End access via the Victoria line. Or for days at the beach head to the end of the line for connecting trains to Southend-on-Sea. Leytonstone tube station's twelve minutes on foot to whisk you into central London in less than half an hour door-to-door via the Central line. Here you're also just two stops from Stratford for the myriad draws of the mega mall that is Westfield Stratford City.

a word from the owners...

"We moved from Hackney to Leytonstone at the start of the pandemic and found ourselves in an incredibly warm and welcoming community. We put a lot of thought into the renovation and will miss sipping coffee in the sunny kitchen and garden. In fact, We'll miss just about everything. We love taking our dog for a walk in the forest and heading to one of the many brilliant pubs that are just around the corner. The Holly Tree, Red Lion and Fillybrook are our favourites."

Our Local Guide:
Leytonstone

Park Grove Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
