2 Bedroom

1 Bath

An utterly lovely two bedroom, ground floor Warner apartment, brimming with vintage style and character, with dedicated front door and fully private rear garden. You're also just half a mile on foot from Blackhorse Road, for the Victoria line.

A much-loved hallmark of our borough, these solid brick built properties were conceived by Walthamstow's first mayor, Sir Thomas Courtenay Warner, and remain some of the most popular homes around.

Your dedicated front door is immediately impressive, inlaid with some delectable vintage stained glass and opening on the trademark long central hallway, with lovingly-preserved original timber floorboards underfoot. The secret of the famously flexible Warner layout, this long hallway means either of your bedrooms can serve as a second reception, and vice versa. Your bay windowed front reception is on your right, finished in charming sky blue with tower radiators and a classic vintage hearth.

Next door, bedroom one is a bright and covetable double, with a striking orange floor to ceiling fitted wardrobe, blank hearth and more original floorboards. Bedroom two follows, another double, currently in use as a study. Elsewhere, your kitchen/diner fills the whole width of the property, smoky flagstones run underfoot, and you have a generous suite of cream cabinets below blonde timber worktops. Finally, to the rear your bathroom is a gorgeous affair in Sacramento green, with classic clawfoot tub and separate rainfall shower cubicle against a metro tile backdrop.

Outside and, as noted, you're just half a mile on foot from Blackhorse Road tube, where the Victoria line will whisk you to Kings Cross in fifteen minutes, putting the heart of London less than half an hour away door-to-door. Just as close in the other direction is our beloved green gem of Lloyd Park, home to cafes, courts, an outdoor gym and all manner of sports clubs and classes, not to mention a thriving Saturday market. Great for picking up fresh produce.

- Just north of Blackhorse Road tube you'll find the Blackhorse Beer Mile, a collection of friendly independent breweries, taprooms and beer gardens. Craft beer fans will love everything from Lockwood Taproom to Exale, while the huge Big Penny Social is great for families.
- Don't forget your garden, a sheltered, low maintenance mix of patio and gravel, with fencing and beds down the flanks.
- The capital's largest nature reserve, our 500 acre Walthamstow Wetlands, is around fifteen minutes away on foot (or five by bike). You'll forget you're in London.

a word from the owner...

"We have lived in Walthamstow for the past 4 and a half years and have loved every minute. There are tons of green spaces only a short walk away, with the Wetlands and Lloyd park right on your doorstep. We love spending the weekend walking around the marshes and stopping off at the breweries at Blackhorse road, or wandering up the bustling high street to the village. In the summer, we like BBQ's in the sunny garden and in winter we hunker down on the sofa in the cosy living room. We'll be very sad to leave this home, especially that bathtub!"

Our Local Guide:

Palmerston Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
