This spacious two bedroom duplex apartment on the first floor of a Victorian semi detached house in the heart of Walthamstow has a huge shared garden.

IF YOU LIVED HERE

You’d enjoy having lots of living space both indoors and out, with 765 sq ft of space set over the first and second floors, and a vast back garden. Most of the living space is on the second floor and therefore has excellent natural light.

Entering the apartment through your first floor front door you come straight into a hallway with stairs up to an upper landing with doors to the large living room and kitchen and a short stair up to the main bedroom.

The living room is at the front of the property on this level, with two west-facing windows providing lovely afternoon and evening sun and views of the church opposite. There’s plenty of room to spread out and relax, and the current owners have set up a workspace under one of the windows, which sits comfortably alongside the large sofa. The adjacent kitchen has an L-shape of fitted wall and floor cabinets, a white metro-tiled splashback, integrated appliances, and space for a dining table.

The rear bedroom is a spacious double measuring over 17 feet long, with fitted wardrobes and great natural light from windows on two sides with rooftop and garden views. It’s partly built into the loft space, and this adds quirky character to the room.

The second bedroom, another double with leafy treetop views, is on the lower first floor level, along with the bathroom and a separate WC. It makes an excellent guest room.

The bathroom has ivory metro-tiled walls complemented by striking diagonally striped floor tiles that are carried up onto the side of the bath. There’s a shower over the bathtub and a glass shower screen, and the washbasin is housed in a bespoke unit. An opening window makes this a lovely relaxing room and a great place to soak away the stress of the day. the WC next door also has natural light, the same striking floor tiles, and a neat recessed washbasin.

The property is in very good condition throughout and is decorated in a stylish and subtle mix of whites, greys and neutrals, with original features including sash windows and stripped wood doors. The shared garden is huge and somewhat overgrown, so there’s lots of potential to make this into a spectacular outside space.

WHAT ELSE?
-The apartment is in a quiet street close to the centre of Walthamstow, with all the town centre amenities mere moments away. These include the indoor shopping mall, pedestrianised shopping parade and street market, and the Empire Cinema. The independent shops, cafes, and restaurants of Hoe Street are less than ten minutes away.
-Transport connections are great. It’s a ten-minute walk to Walthamstow Central, which has direct overground and Victoria Line trains to the City (Liverpool Street 18 minutes) and West End (Oxford Circus 20 minutes.
-Lovely Lloyd Park with its landscaped garden and grassland, flower meadows, café and gallery is just a 15 minute walk.

a word from the owners...

"We've loved our time living here. The flat really stood out as soon as we viewed it because of the high ceilings, split-levels and space! It has a lot of character and we felt it was really unique versus the usual style of property in the neighbourhood. The location is great with Walthamstow Central and Blackhorse Road just 10 minute walks away. At weekends we enjoyed walks through Lloyd Park, drinks at the pub on the road and the shops and cafes round the corner at St James."

Our Local Guide:
Walthamstow

Palmerston Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
