4 Bedroom

2 Bath

A splendidly appointed and hugely proportioned four bedroom semi detached, enviably located on our sought after Warren Estate just moments from the open greenery of Wanstead Park and the bustle of Wanstead High Street. A perfect family home.

You're also just a half mile on foot from Wanstead tube, sat in zone four for the central line. From here it's just sixteen minutes direct to Liverpool Street and twenty five to Tottenham Court Road.

You'll be stretching out in over 2200 square feet of elegantly finished living space behind that handsome vintage frontage. Your open plan, effortlessly zoneable ground floor offers a wealth of hosting options, with a twin set of internal doors connecting your plush, 240 square foot front lounge to the dining room, kitchen and even the conservatory via a wall of bi-folding patio doors. Design & decor is impeccable throughout, with clear sightlines from front to back.

Off to one side, your kitchen features a wealth of cream cabinets, topped with glossy dark quartz counters and home to a double width chef's oven. There's still more to explore, with a skylit utility room the size of most kitchens offering plenty of space for appliances, laundry and more cabinets. You have direct garden access from here too – step outside for a pristine, curvaceous patio giving way to lush lawn surrounded by thriving greenery and ending in a second secluded patio, perfect for dining al fresco.

And of course it's a garden you can enjoy all year round, with widescreen views from your bright and spacious conservatory. Upstairs now, where your huge principal sleeper sits to the front, 175 square feet finished in soft pastels with gorgeous bow window and floor to ceiling storage. The first floor sleeping arrangements are completed by two more solid doubles, while the chic family bathroom is tiled from floor to ceiling, with a freestanding tub and rainfall shower cubicle.

More sumptuous luxury awaits upstairs, where you have a splendid penthouse sleeper of 280 square fee. Plushly carpeted and fitted with bespoke integrated wardrobes, up here everything's also dual aspect, sat between a skylight at one end and a Juliet balcony (overlooking your garden) at the other. There's plentiful eaves storage in here as well as out in the landing, while your chic en suite bathroom, glossily tiled, features on oversized walk in rainfall shower. A sumptuous finishing touch to a one of a kind find.

- As noted, Wanstead High Street is within easy reach, just ten minutes walk away. The lovable heart of this popular East London village, here you have a superb range of wining and dining spots the equal of anything you'll find in the City. Be sure to try the delicious Sunday Roasts at The Bull.
- In addition to your private garage you have that generous driveway, so off street parking will never be a problem. Drivers can be on the arterial North Circular in just five minutes.
- Parents will be pleased to find no fewer than five 'Outstanding' primary/secondary schools within a one mile radius alone. A further four are rated 'Good' and just as close.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:

Overton Drive, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
