2 Bedroom

A smartly finished two bedroom garden flat, sat on the ground floor of a modest, modern development on a leafy no through road, moments from the greenery of Epping Forest and bustling Wanstead Village. You also have a private rear garden.

You have off street parking, and drivers can be on the arterial North Circular in less than ten minutes.

IF YOU LIVED HERE…

You'll have a dedicated front door leading straight off your peaceful, leafy street - as noted a quiet no through road with very little traffic. Blonde engineered hardwood runs underfoot here and throughout, and there's some welcome extra storage. Your reception's on the right, 150 square foot with twin windows framing leafy views.

Internal double doors throw it open to your kitchen, with a neat suite of pine cabinets and more blonde hardwood floors. Across the hall both your bedrooms are decent doubles with the principal sleeper leading out to the garden, a sheltered mix of patio and gravel, overseen by mature greenery. Back inside and your bathroom completes things with an integrated suite and dedicated shower cubicle.

A five minute stroll gets you to the tranquil blue waters of Eagle Pond, on the borders of endlessly explorable Epping Forest. Perfect for a morning run, evening stroll, or exercising furry friends. Almost as close is bustling Wanstead High Street, the heart of this ever popular East London village, packed with lovely places to eat and drink.

WHAT ELSE?

- Snaresbrook tube station is ten minutes away on foot for the Central line. From here Liverpool Street is just sixteen minutes direct for a door to door City commute of less than half an hour.
- For your new local may we suggest the award -winning The Duke Wanstead? A lovely gastropub on nearby Nightingale Lane.
- Local schools are chiefly excellent, with ten 'Outstanding' or 'Good' primary/secondaries all within a twenty minute stroll.

a word from the owner...

"Living in this flat over the last 24 years has been wonderful. The neighbours and sense of community is fantastic and some good friends have been made, we will miss living here. The flat itself is peaceful and light and the garden has hosted many lovely family gatherings and bbqs. Living so close to both Wanstead Village and South Woodford has been incredibly handy, as has the proximity to Snaresbrook Station. We hope the next owners enjoy living in the flat as much as we have."

Our Local Guide:
Wanstead

Osprey Close, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
