This four bedroom Victorian semi detached house is unusually wide and has been extended to the rear and into the loft to create a huge 2,214 square feet of living space set over three storeys. Located in popular Forest Gate, it’s close to the shops and new Elizabeth Line station in the village centre, the wide open green spaces of Wanstead Flats, and great local schools.

IF YOU LIVED HERE…

You’d have the luxury of lots of space on every floor, including three large living spaces on the ground floor, four bedrooms on the first floor, and a huge loft room. The house also has two bathrooms, a utility room, and a storage cellar. Outside there’s off-street parking in the paved front
yard and a 45ft garden with decked and paved terraces.

The ground floor is divided into a traditional front reception room, and three interconnected rooms to the rear; a reception room, dining area, and kitchen. These rooms are all very spacious, providing plenty of space for relaxing and entertaining. The front and rear reception rooms are almost 20 ft wide, whilst the L-shaped kitchen and dining area span the width of the house, measuring a maximum of 25’5” by 17’10”. The dining area has double doors to the decked garden terrace, whilst the kitchen leads to a utility room and shower room. The 24’5” by 5’5” cellar storage space is accessed via stairs leading down from the hallway.

All four bedrooms on the first floor are doubles. The large front bedroom, at 14’8” by 10”, is roughly square-shaped and has a window overlooking the street. The large rear bedroom is almost 20ft long, and has garden views. The third bedroom also has garden views and is next to the family bathroom, whilst the smallest bedroom is still a good size, at 10’3” by 9’4”.

The loft room, which measures 21’52 by 14’11” has bespoke built-in cupboards in addition to eaves storage, is flooded with light from two large Velux windows.

The property is in excellent condition throughout, with traditional features such as ornate ceiling roses and cornicing alongside contemporary fixtures and fittings including tiled floors, vertical panelled radiators, and smart monochrome décor.

a word from the expert...

"When I decided to move to Forest Gate a few years ago, I was drawn by the great housing stock, the green spaces of Wanstead Flats and the friendly, up-and-coming vibe of independent boutiques, eateries, and bars. I’ve spent many a happy weekend walking on the flats and in Wanstead Park. Often, I’ll finish up with an all-trimmings roast at The Holly Tree or meet friends for a drink at Burgess & Hall Wines (Roz and Paul there really know their grapes!). Or perhaps a fantastic curry from The Wanstead Kitchen. After living here for a while, you really start to feel happy and settled. I love the arty, independent feel of Forest Gate, and I get the impression I’m not the only one — it’s something all the locals nurture and support." JOSEPH EARNSHAW E7 BRANCH MANAGER

Our Local Guide:

Osborne Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
