2 Bedrooms

A smart and spacious two bedroom apartment, with private rear garden and cellar, all located just moments from the open green space of Epping Forest and Wanstead Flats. One of London's oldest thoroughfares, Romford Road, is just at the end of your street and Manor Park station is just 10 minutes walk away!

Woodgrange Park station is just a little further, for speeding you across London on the Gospel Oak to Barking line, whilst drivers can be on the North Circular in less than five minutes.

IF YOU LIVED HERE...

You'll be welcoming friends and family into your 140 square foot front reception ñ Design & Decor may need some updating in here, but with so much space and plenty of natural light the fundamentals are strong. To the rear, your kitchen has slate grey tiling underfoot and a handsome suite of cream cabinets.

Step out into the garden for a stretch of zero maintenance patio, home to a handy outdoor storage unit and leading to a gravel bed surrounded by raised railway sleeper beds, all secluded behind high timber fencing. Back inside, and your bathroom's gleamingly immaculate in striking brick red metro tiling from floor to ceiling and a walk-in rainfall shower. Finally, both bedrooms are solid doubles, with the rearmost (currently in use as a second reception) featuring its own box bay window and engineered hardwood underfoot.

Soon to benefit from the arrival of Crossrail, Manor Park station will already get you directly to Liverpool Street in just fifteen minutes. When it joins the Queen Elizabeth line expect journey times to improve still further, and you'll also have direct West End access via Bond Street. Fancy getting back to nature? The open green space of Manor Park itself is just a couple of minutes' walk, with Wanstead Flats, once the favoured hunting grounds of Henry VIII and still the widest open green space for miles around, is just a few minutes further on.

WHAT ELSE?

- You have thirteen schools and colleges in a one mile radius alone, all deemed 'Good' or better by Ofsted. The 'Outstanding' Sheringham Primary is less than half a mile on foot.
- Itchycoo Park, made famous by The Small Faces (singer Steve Marriott lived nearby) is just a fifteen minute stroll.
- At 150 square feet your cellar, accessed from the rear bedroom/dining room, is ideal for further development or simple storage.

Our Local Guide:
Manor Park

Oregon Avenue, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
