A beautiful two bedroom, two bathroom apartment in a modern development just off St James Street. Offering more than 800 square foot of immaculately finished living space, with an Overground station on the doorstep, this is a great find.

As well as access to communal gardens, you'll enjoy your own private covered balcony, giving you welcome shade as well as big sky views. Decking lies underfoot, and planters sit up against the metal balustrade creating a splash of greenery. One end is completely enclosed, with clever bespoke seating built in, including storage underneath. A uniquely snug spot to end your day at any time of year.

IF YOU LIVED HERE…

Head up to the second floor and step inside your welcoming hallway with sunny yellow walls. To your left you'll note a generous storage space. Straight ahead is your first bedroom, with 120 square feet of space, and soft carpet underfoot. Your hallway takes you to your shower room on the right, part tiled in bright metro white, with concealed cistern WC. Your sink sits in an alcove with oversized vanity mirror above. Opposite is your 115 square foot second bedroom, with bespoke double wardrobes neatly occupying one corner.

Here you also have an en suite finished to the same exceptional standard as your family shower room, this time with a tub and smart grey tiling. Past another ample storage cupboard is your spectacular kitchen reception, with 275 square feet to arrange as you please. Dual aspect windows fill one corner for floods of natural light. Your kitchen has stylish two tone grey and white units, and engineered flooring underfoot throughout. Step out from here onto that private balcony, running the width of the space.

St James Street station is just three minutes away on foot, a pedestrianised area meaning you don't even have to cross the road. Regular Overground trains take you directly to Liverpool Street in less than twenty minutes, for an enviable door to door City commute. Back at home, you'll find everything you need close at hand, including the High Street and our famous Street Market just moments from your door, and the greenery of St James Park less than ten minutes' walk away.

a word from the owner...

"Hops House has been our home for the past five years and we can honestly say they have been the happiest years of our lives. We moved to Walthamstow with no idea of what the area had to offer and we felt so lucky we landed where we did. The community - from our immediate neighbours to the local area and wider Walthamstow - is something we’ve never seen after having lived in London for 17 years. It’s very special. Letting go of the flat is a massive wrench for our family. It’s been a warm, bright & safe haven for us and our two children and we’ll miss everything about it - especially the views over the city! Thankfully we're only going down the road but we will miss the community of Hops House dearly. "

Our Local Guide:
Walthamstow

Old Brewery Way, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
