A beautifully finished, handsomely brick fronted two bedroom Victorian terrace in our famously friendly locale of Higham Hill, with a growing number of destination spots on your doorstep. Walthamstow Wetlands is just a ten minute walk away.

The largest nature reserve in London, the Green Flag award winning Wetlands is free to enter all year round and packed with things to see and do. You'll forget you're in London.

IF YOU LIVED HERE…

You'll be welcoming friends and family into a wealth of impeccably appointed sociable space. Your through lounge alone totals over 300 square feet, dual aspect, laid open to the staircase and with blonde engineered hardwood flowing underfoot. A charcoal statement wall complements the soft carpet leading upstairs, while to the rear your kitchen's smartly decked out in glossy black and white.

Outside the side return blossoms into a substantial, BBQ-perfect patio, in turn giving way to a lengthy and lush, thirty foot stretch of lawn, ending in a picket-fenced dell and all secluded behind timber fencing. Back inside and upstairs your principal bedroom's an impressive 150 square feet, with fitted storage and ash blonde flooring. Bedroom two's another solid double, while your bright and spacious bathroom features a shower over the teardrop-shaped tub.

Of all your surrounding charms, Blackhorse Lane is a highlight. Less than a half mile away on foot, it's home to the much loved Walthamstow Beer Mile, a collection of independent craft breweries, taprooms and beer gardens. The Truman's Social Club is perhaps the most impressive, with a performance space and the biggest beer garden in Walthamstow. The 'Lane's other delights include the creative hub of Blackhorse Workshop and the climbing walls at Yonder.

WHAT ELSE?

- If you prefer your nature less wild, the landscaped gardens, courts and cafes of Lloyd Park are just a half mile on foot.
- Your new local is the Tavern on The Hill, a traditional pub serving up carefully curated real ales and delicious food. Just three minutes around the corner.
- Blackhorse Road station is just over fifteen minutes on foot and will get you directly to King's Cross via the Victoria line. Plus we're at the top of the line here so you'll always get a seat.

a word from the expert......

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Oakfield Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
