4 Bedroom

1 Bath

A generously proportioned, four bedroom, 1930s end of terrace family home in the heart of Highams Park. You're just moments from the epic open greenery of Epping Forest, with Highams Park overground station less than a half a mile on foot.

You've already got plentiful square footage here, but with your loft so unexplored there's scope to follow your neighbours' lead and add a whole new storey (subject to the usual permissions) making this a home to meet your needs for years to come.

IF YOU LIVED HERE...

You'll step through your elegant, stained glass front porch and find artfully distressed vintage timber floorboards flowing underfoot in your hallway. Original features are everywhere, along with those generous period proportions to stretch out in. On the right the first of your twin receptions comes in at an impressive 180 square feet, with more blonde vintage hardwood underfoot, and a lovely sandy finish up to the picture rail.

Next door your second reception is still more generous; 200 square feet in total with bi folding French doors opening up to the garden. Out here an elevated patio looks out over a lush length of lawn, with foliage and timber fencing down the sides. It all ends in a secluded little dell, home to a handy shed with nothing but mature trees overlooking you from the rear. Back inside and your kitchen's a sleek, modern marvel, with seamless palest grey cabinetry, white countertops, and large format tiling underfoot.

Upstairs now, where you have a lovely study nook just off the landing, open plan but secluded enough for a home working space. Your family bathroom's another modern designer affair, with striking tilework running from floor to ceiling in the oversized walk in rainfall shower, and a sleek stylish suite finishing things off. Finally, the sleeping arrangements – your first three bedrooms are bright and substantial double sleepers of around 130 square feet apiece, all finished in a variety of characterful styles. Bedroom four is a generous single, perhaps serving as a second study to tick all conceivable boxes.

Outside and, as noted, Highams Park overground station is just a ten minute stroll. From here it's just twenty three minutes directly to Liverpool Street, putting the City a little over half an hour away door to door. Alternatively you can ride two stops and five minutes to Walthamstow Central for the Victoria line. Wine lovers and craft beer fans will both find plenty to love nearby – Vino Tap and The Stag & Lantern Micropub are each masters of their respective offerings. You'll find them just a few steps from the station.

WHAT ELSE?

- Your new family local is the sumptuous Royal Oak Gastropub and Guesthouse, just five minutes away and your go to spot for a traditional Sunday Roast.
- You have that private garage so parking's a cinch, and drivers can be on the North Circular in less than ten minutes.
- There are five 'Outstanding' schools all less than twenty minutes walk from your new home, plus a further thirteen rated 'Good' and just as close. The 'Outstanding' Oakhill Primary is just five minutes walk away.

word from the owner...

"Our house has been so well located with excellent transport links to the M11 / M25 and the North Circular Road. The property is also in a very convenient position for travelling on public transport and accessing the Central Line. We have enjoyed good food at the family friendly local pub The Royal Oak. There is a nice range of local shops and restaurants in Woodford Green. Epping Forest, which is great for wonderful walks, is just two minutes walk away."
