An impressively substantial three bedroom, twin reception 1920's end of terrace overlooking the wide open space of Wanstead Park. Design & Decor will need updating, but you have the strongest of fundamentals and a wealth of potential.

Among other desirable features, you have a front driveway plus a garage for extra parking or further development as you wish (it could be the perfect home working space...). Drivers can be on the North Circular in just ten minutes.

IF YOU LIVED HERE

You'll have over 1100 square feet of space to realise all your dream ambitions. There's work to be done, but with a scattering of delightful vintage features you'll want to burnish and keep. Not to mention that impressive square footage, an untouched loft space ideal for further expansion (subject to the usual permissions) and your lengthy rear garden. Finally of course there's your idyllic Aldersbrook location.

The first of your twin receptions comes in at an expansive 200 square feet, naturally bright courtesy of that large bay window (inset with some delectable stained glass) and with a brick period hearth that should set your inner interior designer thinking. An original ceiling rose sits overhead. There's a second reception to the rear, also awash with light thanks to the patio door and window set.

Original timber floorboards are sat beneath the carpets and rugs in each reception, waiting to be restored to their original glory. And why not connect them for a lengthy thirty foot through lounge? Step out into the garden, and once again potential is the order of the day. Over one hundred foot in length and barely overlooked, some landscaping out here will provide you with the natural solace of your dreams.

Back inside and your kitchen's a bright 100 square foot, with an original marble shelved pantry. Upstairs your first two bedrooms are solid, substantial doubles of 150 and 175 square foot respectively, each with original hardwood floorboards awaiting your polish. Bedroom three's a generous single and the ideal dressing room or nursery, while your bathroom's spacious and perhaps worth preserving with its comprehensive eggshell blue suite?

WHAT ELSE?

- The great green expanse of Wanstead Park is laid out before you, with the tranquil blue waters of Heronry Pond and the much loved Cafe in the Park just a few steps in. Venture further still for Chalet Wood and the River Roding.
- You're well served for schools here, with ten rated 'Outstanding' or 'Good' by Ofsted less than a mile away on foot.
- Manor Park station is a pleasant twenty minute stroll or six minute cycle through the park. From here it's just sixteen minutes direct to Liverpool Street, while the imminent arrival of Crossrail means more travel options to come, including direct West End access via Bond Street.

Illustration of a house with surrounding plants

a word from the owner....

'My parents bought the house in 1955. We kept it as a family house even when we moved away in 1979 simply because we love the location and the friendly neighbours. We have always enjoyed everything that the park has to offer. Bus stops are nearby or a walk through the park will take you to the underground. station. My whole family were members of the local amateur operatic society and my father was a member of Wanstead golf and cricket clubs. The back garden faces south so it has always been a very warm house and is light and airy."

Our Local Guide:
Wanstead

Northumberland Avenue, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
