IF YOU LIVED HERE...

You'll be delighted to return home and relax in your elegantly appointed 120 square foot lounge, with lovely bay window, working wood burner and honey-toned timber floorboards. Next door your kitchen/diner comes in at 130 square feet and features a stylish matt white suite of cabinets, matching tiled backsplash and lovely views of the leafy garden. The recently renovated bathroom completes the ground floor with honeycomb flooring, metro style tiling with contract grey grout, a floating sink, and a shower over the tub.

Step outside, past your utility nook - a super handy space allowing noisy appliances to be kept separate from the kitchen area - and into your luscious garden. Your patio leads to a mature lawn, flanked by thriving, fragrant beds of lavender and rosemary. Back inside and on the first floor the largest of your three bedrooms is a serene and stylish affair, with 130 square feet to stretch out in, twin windows framing enticingly leafy street views and built-in storage. Bedroom two is a generous double with an original fireplace, while bedroom three is a sizable single with a garden view, perfect for younger children or even a home office.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Northcote Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
