A classic, stately Warner home, the signature Walthamstow architecture expertly developed across three floors and including a gorgeously landscaped rear garden. It's all enviably located just five minutes from St James Street and Blackhorse Road.

London's largest nature reserve, our 500 acre Walthamstow Wetlands, is less than fifteen minutes away on foot. Totalling 500 acres of wild blue and green space, it's the perfect place to escape the City.

First impressions will be breathtaking, with that timeless Warner frontage perfectly set back from your peaceful, tree-lined street. Stroll up the front yard and inside, for your bright and richly appointed 275 square foot through lounge immediately on the right. Engineered blonde hardwood runs underfoot in here, with natural light flowing from the front bay window to the garden view at the rear. Seamless, bespoke understairs storage, also home to a hidden shower room, completes the sleek aesthetic.

To the rear you have a splendid kitchen/diner, twin flanks of sleek, seamless gloss white cabinets and timber worktops face each other across original floorboards before you step into the skylit dining area. Throw back the patio doors for your rear garden, an artistic creation blending patio, decking, raised planters and bespoke timber seating areas. Softly lit, it's especially striking at night. At the end you have a substantial garden studio, fully powered, 150 square feet and ideal for all kinds of purposes.

Upstairs, and your principal bedroom sits to the front, a huge double of around 200 square feet finished in plush, stateroom style with oversized windows framing leafy views. Next door you have another stylish double, while to the rear your family bathroom is truly a thing of beauty, with bespoke timber panelling and a rainfall shower over the tub. Finally, head up the skylit staircase for your last two sleepers, each a handsome double with lots of light.

Outside and your new home is exceptionally well connected, with both Blackhorse Road and St James Street stations just a five minute walk away, offering direct twenty minute runs to Oxford Circus and Liverpool Street respectively - you have both the City and West End barely twenty five minutes away, door to door. If you're staying local then the much loved Blackhorse Beer Mile starts just past Blackhorse Road station, offering a collection of craft breweries, beer gardens and tap rooms. In the other direction you have CRATE St James, next door to the station and home to a huge range of independent entrepreneurial offerings, from yoga studios to burger bars.

- Our sought after, leafy enclave of Walthamstow Village is a twenty five minute stroll from your front door and well worth the walk of a weekend, for a huge variety of high end, independent wining and dining establishments from tapas restaurants to cocktail bars.
- Parents will be pleased to find eighteen primary/secondary schools all less than twenty minutes walk away, and all rated 'Outstanding' or 'Good' by Ofsted.
- For your new local we have to recommend a personal favourite and proper 'stow institution, The Chequers. A delectable gastropub with plentiful snugs and dining spaces plus a lovely beer garden. It's all just a half mile on foot.

a word from the owner...

"We have loved living in Northcote Road and whether it's transport, shopping, eating out or access to greenspace we have it all right on our doorstep. The transport links are excellent as we are 7 mins walk away from Blackhorse Road Tube and North London Overground stations. The Victoria line is very frequent with direct connections to Kings Cross, Euston and Victoria. The North London line connects Gospel Oak to Barking. Five minutes walk in the other direction is Saint James Street Station with trains taking 16 mins to Liverpool Street. If you're a keen cyclist Quiet Route 2 runs right past us with an attractive, low traffic route across Walthamstow Marshes all the way to Russell Square. Any groceries we ever need can be bought locally as there is a wide range of independent shops, stalls and supermarkets very near, our favourite being the International Supermarket with it's extensive range of fresh (unwrapped) vegetables and herbs, spices etc. There's also the excellent boutique independents at Crate in St. James's street. Nearby restaurants, Don Francisco Y la Luna for Tapas and Taro for sushi are both excellent. Blackhorse Road with it's range of breweries and places to eat and be entertained has blossomed over the last few years. With the Wetlands and Marshes on our doorstep and a short hop on the train to Epping Forest we feel really well served. For younger children there is the lovely Stoneydown park and playground round the corner. We have very good relations with all our neighbours and have made some firm friends who we will definitely stay in touch with. Although it is now time for us to downsize we shall greatly miss living here."

Our Local Guide:

Northcote Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
