"We have loved living in Northcote Road and whether it's transport, shopping, eating out or access to greenspace we have it all right on our doorstep. The transport links are excellent as we are 7 mins walk away from Blackhorse Road Tube and North London Overground stations. The Victoria line is very frequent with direct connections to Kings Cross, Euston and Victoria.The North London line connects Gospel Oak to Barking. Five minutes walk in the other direction is Saint James Street Station with trains taking 16 mins to Liverpool Street. If you're a keen cyclist Quiet Route 2 runs right past us with an attractive, low traffic route across Walthamstow Marshes all the way to Russell Square. Any groceries we ever need can be bought locally as there is a wide range of independent shops, stalls and supermarkets very near, our favourite being the International Supermarket with it's extensive range of fresh (unwrapped) vegetables and herbs, spices etc. There's also the excellent boutique independents at Crate in St. James's street. Nearby restaurants, Don Francisco Y la Luna for Tapas and Taro for sushi are both excellent. Blackhorse Road with it's range of breweries and places to eat and be entertained has blossomed over the last few years. With the Wetlands and Marshes on our doorstep and a short hop on the train to Epping Forest we feel really well served. For younger children there is the lovely Stoneydown park and playground round the corner. We have very good relations with all our neighbours and have made some firm friends who we will definitely stay in touch with. Although it is now time for us to downsize we shall greatly miss living here."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
