"My flat is bright and cosy and, being located on the top floor, the sunrise brings lovely light into the living space in the morning. In winter, the flat is warm and cosy thanks to the double glazed windows and recently replaced and insulated roof, completed December 2021. It is also very quiet as the the flat is located in a low traffic neighbourhood with no through traffic and backs onto St Patrick's Cemetery. Unusually for a flat of this size it benefits from good storage space. There are two built in closets that house clothes storage and a washing machine with shelving above, but additionally you have access it to the loft which is fantastic to keep your suitcases and boxes. It's an absolute gem as storage space in London is so scarce. A short walk from the flat, you have lovely Francis Road where you can find cafes to grab a coffee, deli and a cute little bakery. You can even stock up on natural wine or have a glass on weekends just down the road at Dina wine. A ten minute walk away is Singburi, one of the best restaurants in London and unbelievably cheap to boot. Within convenient distance there is also Westfield Stratford City for shopping without having to head to central London on weekends and great to have Elisabeth line connecting at Stratford which makes Heathrow journey easier."

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
