A smart, bright and fresh two bedroom, two bathroom apartment, recently renovated and laid out over the first and second floors of a modest modern development. It's all enviably located on Wanstead Village's charming Nightingale Lane.

You're perfectly placed here, overlooking Nightingale Green and just a couple of minutes' walk from the bustling High Street and Snaresbrook Central line station.

IF YOU LIVED HERE

You'll step inside to find your expansive kitchen/diner and open plan staircase straight ahead. Explore further for over 250 square feet of space and a leafy treetop view. Engineered hardwood flows underfoot, with a fresh suite of white kitchen cabinets sat below smoky grey chunky counters and a letterbox splashback. Wall spanning windows frame those leafy views and fill the space with light.

The first storey is completed by a second, dedicated reception space (an ideal home office) and handy spare WC. Upstairs now, where you principal bedroom sits to the rear, with more elevated, widescreen leafy views, pristine white walls and a handy en suite, complete with a walk-in rainfall shower and timber style tiling from top to toe. Your family bathroom off the corridor's similarly styled, while your second sleeper to the front's another double, smart and bright.

Nightingale Green is right outside, a charming corner of Wanstead with a modest parade of shops and some lovely gastropubs, notably the delightful Nightingale on the Green with delicious food, fine wines and real ales. Bustling Wanstead High Street is just five minutes' walk, with an ever-evolving range of further bars, restaurants, cafes and gastropubs, as well as a whole host of other amenities and green spaces.

WHAT ELSE?

- Snaresbrook station is less than half a mile away for the Central line. Direct sixteen minute runs to Liverpool Street put the City around a half hour away door to door. Tottenham Court Road is just nine minutes further for the West End.
- You have a dedicated, secure storage shed, a welcome bonus in any London apartment.
- Looking to get back to nature? The vast natural environs of Epping Forest are just ten minutes away on foot, home to the tranquil blue waters of Eagle Pond and a seemingly endless expanse of woodland.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Nightingale Lane, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
