2 Bedrooms

A grand and spacious Edwardian two bedroom semi detached on Nightingale Lane, a tranquil avenue in Wanstead Village. There's work to be done, but with 900 square feet of space and that superb location, your fundamentals couldn't be stronger.

As well as restoring your wealth of vintage features to glory, there's also scope to expand your living space still further, as some of your neighbours have done (subject to the usual permissions).

You'll have a perfectly positioned, generously proportioned blank canvas to draw your dream home upon. Your frontage is already immaculate, handsome brickwork sitting back from the road at the end of a gravelled front yard – suggesting plenty of ideas already. Inside your first reception's a sizeable 165 square foot with a vintage wood burner in the chimney breast.

Original timber floorboards run underfoot in here and throughout, just waiting to be sanded and stained back to their former glory. There's a second reception of 130 square feet to the rear, with an ebony hearth and garden view. The ground floor's completed by a spare WC, while upstairs both bedrooms are substantial doubles. Finally, you have a bathroom and spare WC, and there's a lovely balcony overlooking the garden.

Nightingale Lane is one of the broad, tree-lined avenues that have made Wanstead such a sought after spot for families and City commuters alike. It's also home to some of the area's best gastropubs, discretely tucked away from the bustling High Street and including the award winning Nightingale On The Green. Transport links are also superb, Snaresbrook tube is less than a half mile on foot and will get you directly to the City and West End via the central line.

- Wanstead High Street is just five minutes walk and packed with independent cafes, restaurants and supermarkets. There's even an artisanal butchers, dedicated fishmongers and traditional Pie & Mash shop.
- Between your lengthy rear garden and that unique balcony, you have endless possibilities when it comes to your outside space, so you can look forward to enjoying a balcony coffee as you look upon your works.
- You have a splendid choice of local schools, with nine 'Outstanding' or 'Good' primary/secondaries all within a mile on foot. The popular Wanstead Church School primary is less than ten minutes' walk.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 ASSISTANT MANAGER

Our Local Guide:

Nightingale Lane, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
