2 Bedroom

1 Bath

A wonderfully bright, colourful and characterful two bedroom apartment, occupying the ground floor of a substantial Victorian conversion just moments from Wanstead Flats and Winchelsea Road. You also have a lovely private garden to the rear.

Once the favoured playground of Tudor Kings and Queens, Wanstead Flats is still some of the wildest, wide open natural green space for miles around, all less than ten minutes from your front door. You'll forget you're in London.

IF YOU LIVED HERE...

First stop is your delectable, 120 square foot front reception with richly restored, dark original floorboards underfoot, sage green walls up to the picture rail and a covetable steel column radiator below the bay window. Next door your first bedroom's similarly stylish, with more vintage floorboards, garden view and a royal blue statement wall.

From here everything opens up to your kitchen/diner, 130 square feet, full of natural light with its own bay window and home to a handsome suite of cabinets and solid timber worktops. Another great spot for welcoming guests. Your bathroom's next door, classically chic in white tilework from tub to ceiling. Finally, to the rear, you have a loveable second bedroom, skylit and finished in warm peach. It's also the ideal study or second lounge.

Outside, and as well as Wanstead Flats within easy reach you have the landscaped greenery of Langthorne Park right on your doorstep. Whenever you want to venture further afield, Leyton tube is around a fifteen minute walk or five minute cycle for the Central line and speedy, direct connections to the City and West End. Alternatively, Maryland station is just a little further for the Elizabeth line, or Leytonstone High Road is a half mile on foot for the Gospel Oak to Barking Riverside line.

WHAT ELSE?

- Winchelsea Road, the heart of a thriving social hub home to the likes of Pretty Decent Beer, The Rookwood Village Restaurant and Wild Goose Bakery, starts just a half mile from your new home. Well worth some exploration.
- Don't forget your garden, it's a wonderfully secluded solace with built in brick barbecue and bespoke timber fencing all around.
- Great news for shopaholics, Westfield is walkable. Stratford's shopping and leisure colossus is just twenty minutes away on foot, perfect for leisurely weekend stroll.

a word from the owner....

"We have thoroughly enjoyed our time on Napier Road, making friends with immediate neighbours and people close by, there is a really lovely sense of community here and we have been welcomed into the area and feel like its home. There are some great pubs close by, the Holly Tree and Leytonstone Tavern both have top notch food and are a short walk or cycle away. On Sunday there is a local Farmers Market just around the corner which has a selection of great local to London produce and a lovely friendly feel. The flat has great access to outdoor spaces such as Wanstead flats which is brilliant for running (they have a good woodland park run on a Saturday) and long walks as well as The Olympic Park being a short bike or bus ride away. Leytonstonne town centre is a short walk and has a mix of high street shops, supermarkets and independent stores as well as some brilliant charity shops. Francis Road is just over the A12 and we hang out there a lot too, with street parties, jumble trails and and late evening events throughout the year its a great place to have on our doorstep... The area has so much to offer, we will miss it greatly!"

Our Local Guide:
Leytonstone

Napier Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
