IF YOU LIVED HERE

You'll be cooking up a storm for family and friends in your pristine and contemporary skylit kitchen/diner. A smart ebony-tiled backsplash sits amid a flawless white suite of cabinets housing a full complement of integrated appliances, while chevron timber floorboards run underfoot. Overlooking a framed picture-perfect garden, it's quite the dining area. Slide back the sleek bi-folding floor-to-ceiling doors here to step into your impeccable south-facing twenty five foot outside space, where a stretch of lawn is bookended by pristine patio with high fences for privacy. Ideal for taking the party outside.

Back inside and your 120 square foot lounge is as beautifully dressed as its neighbour with another set of twin skylights, more of that gorgeous flooring and access to a delightful plant-laden mini courtyard. Continue through and your bathroom's divine; leafy views, a wealth of natural light, floating sink, rainfall shower over the tub and olive-hued geometric tiling bringing the outside in. Bedroom two's a ninety square foot double while your master's a large 145 square feet with sumptuous Hague blue walls and a classic bay window. Lastly, your cellar's a huge space suitable for all manner of uses, the only limit is your imagination.

Outside and our popular destination of Francis Road is just at the end of your street. Part-pedestrianised and the heart of an increasingly sought-after neighbourhood (the nearby Grove Green Road area's also on the up), it's full of independent artisan shops, cafes and bars. Be sure to check out the latest hit, Morny Bakehouse, a contemporary Viennoiserie serving up milk chocolate stuffed cruffins and cheesecake brownies among other unmissable offerings. Also not to be missed are Marmelo Kitchen, Yardarm and Albert & Francis.

a word from the owners...

“Behind the modest front door, our flat is like a hidden oasis off the High Road. We have loved living and working here, as the property is always filled with light and nature. The south-facing sunken garden is an extension of our kitchen, and feels very private, surrounded by blossoming trees. Each room has its own special view; even our bathroom is calming and a joy to spend time in. The enormous basement absorbs all of our clutter, leaving the rest of the flat to stay clean and clear. It is such a convenient spot - we are spoilt for choice with both the High Road and Francis Road so close, and Deeney's cafe has sometimes felt like another living room for us. There is a strong sense of community, which we will miss greatly.”

Our Local Guide:
Leyton

Murchison Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With Leyton Technical, The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
