A stately and characterful three bedroom family terrace, spacious, artfully arranged and elegantly appointed over three storeys, this is a fine find. St James Street station and our famous High Street are just a a third of a mile on foot.

There's a wealth of nature on your doorstep too. Our 500 acre, Green Flag award-winning Walthamstow Wetlands nature reserve is less than ten minutes walk away. You'll forget you're in London.

That striking violet frontage will be an immediate highlight but beauty here is so much more than skin deep. Step inside and lovingly restored vintage timber floorboards flow underfoot from your hallway into that splendid 260 square foot through lounge, with bespoke floor to ceiling storage opposite a playful chalkboard wall.

It's all laid open to your skylit kitchen/diner, with clear sightlines from front to back. In here the vintage timber gives way to hardwearing polished concrete resin and a large breakfast bar/chef's island finished in marbled work surfaces takes centre stage. A generous suite of white fitted cabinets run down one flank, and bi folding patio doors open it all up to the garden, where a generous raised timber deck descends to lawn.

A handy utility room completes the ground floor while upstairs your first floor bedrooms are both substantial doubles of around 120 square feet, nice and naturally bright and finished in tranquil pastels. Your first bathroom features both a tub and walk in rainfall shower cubicle, resplendent in onyx trim. Finally, your loft sleeper comes in at 175 square feet, dual aspect and skylit with a chic, vintage en suite shower room.

Outside and, as noted, you're less than ten minutes walk from St James station. From here the overground will whisk you to Liverpool Street in just twenty minutes, and you're also at the foot of our famous High Street, home to Europe's longest street market. There's more. CRATE St James is next door to the station, a collection of independent entrepreneurs ranging from burger bars and craft breweries, to yoga studios, bakeries and barbers. Here's where you find a new favourite part of your day.

- Heading to the West End? Blackhorse Road is just a half mile on foot for the Victoria line and direct twenty minute runs to Oxford Circus.
- Parents will be pleased to find four 'Outstanding' primary/secondary schools, within the easiest of reach, all less than twenty minutes walk. There's a dozen more deemed 'Good' just as close.
- It's a half hour on foot to our beloved enclave of Walthamstow Village, well worth the appetite-building stroll for some of the best wining and dining spots for miles around.

a word from the owner...

"We have absolutely loved our time on Morland Road - there is such a fantastic community here that we will miss so much! The play parks and nearby wetlands offer fantastic running routes and pram walks, and you're only a stone's throw from the bustling cafes, bars and restaurants around St James Street and the beer mile at Blackhorse Road."

Our Local Guide:

Morland Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
