PLANNING PERMISSION GRANTED - Nature lovers will find the location of this three-bedroom semi-detached home hard to beat - it literally backs on to Highams Park and Epping Forest. As well as that epic 120 foot south-west facing garden, highlights include the side access, garage, driveway, two reception rooms, dine-in kitchen, two bathrooms, not to mention the immaculate design throughout.

While it already comes in at 1,414 square foot, there’s potential to extend as planning permission for a fourth bedroom and ensuite master has already been granted.

Almost entirely encircled by greenery thanks to its proximity to Epping Forest and Highams Park, you’ll instantly notice the peaceful ambiance of your tree-lined street. Once inside, you’ll discover that the neutral decor brings a further sense of calm, while the sense of proportion is emphasised by the light that pours in through the generous windows throughout.

Your two reception rooms and dine-in kitchen will create the perfect environment for any busy family, with plenty of space to come together as well as spend time apart. The front reception room is bright but cosy, making it the perfect choice for a TV den. The rear reception room could double up as a dining room, but there’s plenty of space for a table in the thoughtfully designed kitchen, where other highlights include the exposed brickwork, integrated appliances and smart units. Both rooms at the rear of the home have generous sized patio doors opening out to the epic garden, where you’ll never get bored of the view. The secluded space has been beautifully landscaped, with a charming pathway that winds by the beautiful foliage, with plenty of spots for al fresco dining and play.

Conveniently, you have a WC and shower room on the ground floor, while upstairs, you’ll find three immaculate double-bedrooms.There’s also a modern family bathroom, plus ample space for storage in the generous hallways.

Because you’re nestled between Highams Park and Woodford, you can have double the fun when it comes to exploring. Despite all the rural village-y charm, both neighbourhoods are packed with bustling amenities. Take a pleasant 12 min stroll through Highams Park to Humphrey’s Cafe for breakfast, and finish the day with dinner at the Rose & Crown pub, 10 minutes in the other direction in Woodford.

If you want to leave the car at home (in your garage or on your private driveway, of course), Highams Park station is 1.2 miles south-west, while Woodford is a similar distance south-east, meaning you can choose between the Overground or Central line.

-Drivers can be on the North Circular in just a few minutes, or the M25 in around 10 mins.
-Parents will be pleased to learn there’s an abundance of great primary and secondary schools in the area, one of the reasons why this area is so popular with families.
-Despite all the greenery, you’ll never be stuck for essentials since there’s an abundance of convenience stores nearby, such as a Waitrose and M&S in South Woodford and a Tesco Superstore in Highams Park.

a word from the owner...

"We have loved living in this house. The view over the garden into the park is incredible in all weathers, and we’re really privileged to have such a beautiful, peaceful garden - our kids have spent countless hours playing in it. Having direct access into the park, with Epping Forest just beyond, means we can be in nature within minutes. It really does feel like we’re in a haven of green space! Montalt Road is also really friendly and welcoming; we’ll definitely miss living here! We hope another family will be as happy here as we’ve been."
