An impeccably spacious three bedroom 1930s mid terrace in Chingford Mount. With an extended kitchen/diner, lengthy low-maintenance rear garden, large and versatile garage, private driveway and potential to extend, this is an excellent find.

The William Girling reservoir and London's famous River Lea sit just moments from your front door, so you're perfectly placed for urban waterway walks along the towpaths. If you fancy greener environs then head to Chase Lane Park (with a lake, pavilion and playground), Mansfield Park or Ridgway Park. The wilds of Epping Forest are within further reach too.

You'll be curling up with a book in your 165 square foot lounge. It's bright and pristine with admiral blue walls and more than enough room for relaxing and socialising alike. Next door's your 320 square foot kitchen/diner, immaculately decked out in tower radiators, a breakfast bar with pendulum lighting and home to a snug. The kitchen area comes with a chef's oven and elegant cream cabinets, while floor to ceiling bi-folding doors open up the dining area to the outside.

Step out here for your pristine south-east-facing garden where patio gives way to Trulawn flanked by raised beds and solar lights, and ends in your 170 square foot garage, suitable for turning to all manner of uses. Back inside and you'll find an immaculate WC off to the rear. Head up the stairs now and you have a pair of large double bedrooms, plus a single ideal for a child or home working space. Finally, your sparklingly fresh bathroom is every bit as refined as the rest of your new abode.

Outside and Chingford Station's a fifteen minute cycle away to ferry you to Walthamstow Central in less than ten minutes where you can pick up the London Underground Victoria Line, or carry on into London Liverpool Street. Alternatively, there are four bus routes servicing Old Church Road - the 97 and 215 will both whisk you to Walthamstow for the station, the esoteric delights of Walthamstow Village, or a night in front of the big screen at the Empire Cinema. Drivers, meanwhile, can use their own driveway and garage to be on the North Circular three minutes after turning the key in the ignition.

- Current or prospective parents will be pleased to know you have four primary/secondary schools in a one mile radius alone, all deemed 'Good' by Ofsted.
- You're just an eight minute walk from Old Church Road for all the amenities of Chingford Mount, including Super Sushi for delectable sashimi and temaki rolls.
- For your new local may we suggest The Old Hall Tavern? With a range of real ales, fine wines and delicious food this is bound to hit the spot. Just four minutes around the corner.

a word from the owner......

"Middleton Avenue is a friendly, quiet and perfectly situated street to live on. The neighbours are welcoming and the area is safe. We have benefited from this location for a host of reasons. Namely its short access to Chingford Mount, the numerous parks in close proximity to the property and the excellent transport links available, for those with cars or in need of public transport. There is a large selection of nurseries in the locality as well as schools (both Primary and Secondary) that have been rated either outstanding or good by OFSTED.It is a perfect area to raise a family."

Our Local Guide:

Middleton Avenue, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
