Bright and generously proportioned, this one-bedroom apartment is set on the ground floor of a striking ex Warner property with a shared rear garden, separate kitchen and reception room, and a prime Walthamstow location…

It’s a short hop from our much-loved Lloyd Park and William Morris gallery, as well as Hoe Street, which is lined with the excellent eateries and stores that form the heart of this thriving community.

Beyond that - just 14 minutes from your lovely sole-use front door, you’ll find Walthamstow Central station, where you can reach the West End or City in around 20 minutes or less via the Victoria or Weaver line respectively.

IF YOU LIVED HERE...

You'll be enjoying all the benefits of your timeless ex Warner abode. Although these gorgeous red brick homes were first built in the late 1800s, the generous room sizes, flexible living spaces and dedicated entrance make them just as coveted today. Through that sage front door and your first port of call will be your 120 square foot lounge with a bay window and vintage ceiling rose overhead.

Continue through and next up is your bedroom, a 115 square foot double with leafy views out to the garden via the side return. Next door sits your immaculate bathroom with sparkling grey tiles around the tub, a floating sink and smartly designed recessed storage nook.

The dual aspect dine-in kitchen is a generous 130 square feet and home to a suite of pine cabinets, a patina effect mosaic tile backsplash and garden access. Step out here to enjoy your leafy section of the rear garden, bursting with foliage and ready for green fingers to get to work.

Want more fresh air? You’re only a hop and a skip from Lloyd Park, where you’ll also find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Alternatively, head to Fellowship Square for its brilliantly curated fountain displays and community-led events, or hop on a bike and visit the Walthamstow Wetlands, a haven for wildlife.

Urban fun? Head towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co and the award-winning Yard Sale Pizza. Slightly further beyond, you’ll soon be able to enjoy the Soho Theatre Walthamstow, a large performance space that will be home to world-class entertainment when it opens spring 2025. Even if you don’t manage to nab a ticket, the bar will be a fantastic place to people watch.

WHAT ELSE?
-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and the newly opened Forest Cinema.
- With two secure bike hangers on your very street, it's easy to join the C24 cycleway just one minute away on Forest Road for a direct route down the marshes from Tottenham, heading west at Bow for the City.

a word from the owner...

"One of the things I love about this flat is the big kitchen-diner with views over the garden, where I've loved hosting friends for dinner and board games. The area is great, the street is quiet and friendly and having Lloyd Park nearby is brilliant - especially for the food market on Saturdays."

Our Local Guide:
Walthamstow

Mersey Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
