An elegantly appointed one bedroom apartment with an east-facing terrace and communal grounds, on the ground floor of an immaculate new block. Nestled on a no through road in Highams Park, you've a wealth of amenities just a few steps away.

For nights out head to Breeze, The Indian Dining Club, and Greek on Broadway. Or if you're looking for natural retreats then join the River Ching from Vincent Road (half a mile away) and follow it up to Highams Park itself. Here the glistening blue waters of Highams Park Lake await, surrounded by the rolling parkland landscaped by Humphrey Repton in the late 1800s. There's quite a view too.

You'll be relaxing in your sublime sanctuary, with generous room sizes and an artfully curated, calming palette. Your dual aspect 250 square foot open plan living space is as refined as it is sleek. Your kitchen's home to underlit white units, onyx countertops and integrated appliances, an Aegean blue statement wall flanks one wall, and east-facing natural light pours in via patio doors to the rear. Ashy-toned engineered flooring flows throughout, and you've tempting views from both the dining and lounge areas.

Step out through the rear door for your covered private terrace, with bespoke timber seating making for an inviting spot all year round. Back inside, you've storage space in the hallway, and a gleaming bathroom complete with a shower over the tub, Juniper green flourishes and a heated towel rail. Lastly, your bedroom's a spacious 150 square feet with cosy carpet and yet more streams of east-facing natural light.

Outside and Highams Park overground is six minutes on foot from your front door and will get you directly to Liverpool Street in twenty four, putting the City just half an hour away door-to-door. Walthamstow Central is two stops away for the Victoria line, The Mall, Hoe Street, and the many and varied attractions of Walthamstow Village. Both the 212 and W16 bus routes run from right around the corner, for a whole host of handy destinations, including easy hops to Chingford, Walthamstow, Wood Street and Leytonstone.

- Don't forget those well-tended communal gardens are just outside. Lovely and leafy, they're perfect for getting to know the neighbours.
- Drivers are five minutes from the North Circular. The M11's a few minutes further, to take you straight to Stansted Airport in half an hour.
- If the gym's your thing then E4 Fitness & Leisure is just five minutes' stroll around the corner for a well equipped work out space as well as regular boxing, karate and fitness classes.

Our Local Guide:
Highams Park

Merriam Close, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
