An exquisitely realised two double bedroom ground floor apartment with an extended kitchen/diner, enchanting south-facing rear garden and cellar. You're in pole position here, just five minutes' walk from both Lloyd Park and Hoe Street.

The latter's bursting with things to see and do. Catch some big names trying out new material before the Edinburgh Festival at local favourite Ye Olde Rose & Crown Theatre Pub and wrap your tastebuds around the Jon Bon Chovy at Sodo Pizzza on Hatherley Mews. The 950 seat Soho Theatre Walthamstow's also due to make appearance soon after a 30m makeover.

IF YOU LIVED HERE

You'll be curling up with a book in your substantial 185 square foot lounge, a refined space with luxury wallpaper in the style of Walthamstow's famous son, William Morris, running up to the picture rail, an exquisite vintage fireplace and a box bay window filling the space with light. Next door and your principal bedroom is just as impressive with stone blue bespoke storage, timber floorboards and a tranquil garden view. Just across the hallway here is access to your 120 square feet cellar - you'll never want for storage space again.

Bedroom two's another expertly realised double in colour wheel perfected shades of pink and sky blue, basking in natural light from that box bay window. The bathroom comes with a shower over the clawfoot tub, vintage fixtures and fittings and gleaming white tiles in herringbone formation elevating the aesthetic. The showstopper is your dual aspect, 210 square foot open plan kitchen/diner. Timber units complement teal flourishes, you've a double Belfast sink, chef's oven, and pendulum lighting over the dining area. Slide open your floor to ceiling doors to open it all up to your south facing garden for an idyllic mix of patio, lawn and flourishing greenery.

Step outside and lush Lloyd Park is just a five minute walk away, its open green spaces and landscaped gardens home to cafes, courts, a moat, outdoor gym and skatepark, as well as the Farmers' market on a Saturday. Transport's a cinch too, with Walthamstow Central station just an eleven minute stroll or three minute cycle away for direct shuttles to central London in fifteen minutes. The other option is jumping on one of two bus routes that serve Forest Road, the 123 will speed you to Blackhorse Road so you can join the Victoria line there.

WHAT ELSE?

- Parents are well served for local schools, with thirty one primary/secondaries in a one mile radius, all rated 'Good' or better by Ofsted, and including five with 'Outstanding' status.
- Walthamstow Village, our famous leafy enclave, is well worth the fifteen minute stroll. Be sure to try the new brunch menu at The Orford Saloon, which includes authentic doughnut-ey churros smothered in chocolate.
- You have off road parking courtesy of the shared driveway, perfect for coasting along the North Circular in just seven minutes. The M11's four minutes further. Handy.

a word from the owner...

"Melville Road is in the perfect location in Walthamstow, It's at the heart of everything we love here - whether it's one of the local breweries for a beer, coffee shops, Lloyd park with the weekend market, the village a short walk away and within 10 minutes of Walthamstow Central tube. There's lots of great walks nearby - the wetlands and marshes but also Epping Forest a short drive away which we have enjoyed many walks with our dog. We have loved spending most of our time in the spacious kitchen/ dining area looking out into the garden and having kitchen discos! But also love the cosiness of the front room and the beautiful period features. We will be really sad to leave this flat as have many happy memories here!"

Our Local Guide:
Walthamstow

Melville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
