An immaculate, characterful and elegantly extended four bedroom Victorian terrace, artfully finished over three storeys, plus cellar and private rear garden. Leyton Flats and Leytonstone tube station are both within easy reach.

Leytonstone High Road overground station is closer still, less than five minutes on foot for the Gospel Oak to Barking Riverside line, your direct link to the River Thames.

IF YOU LIVED HERE...

You'll be stretching out in over 1300 square feet of living space, including a sleek and stylish twenty two foot long through lounge. In here blonde hardwood flows underfoot, a tranquil mint green colour scheme runs up to the picture rail and a vintage tiled hearth takes centre stage under an ornate timber mantel.

Continue on for your kitchen, every bit as impressive in slate grey floor tilework, pine cabinets, metro tile splashbacks and dark chunky counters. Your garden's accessed from here, a lush lawn flanked by sky blue fencing on one side and lush foliage on the other, all ending in a secluded seating area. Upstairs the first of your twin bathrooms sits pristine with an oversized walk in rainfall shower cubicle, tub and sky blue letterboxes.

The sleeping arrangements start with your first floor principal bedroom; 165 square feet, full of natural light and with a stately finish. Bedroom two's another double in striking violet. Up the skylit stairs now, for your substantial loft conversion. Your first sleeper sits below twin skylights, surrounded by storage. Bedroom four sits to the rear with an elevated garden view, while your second bathroom is a sparkling affair in glossy aquamarine tilework.

Outside and, as noted, you're just a half mile on foot from the epic open expanse of Epping Forest and Wanstead Flats, once the favoured playground of Tudor Kings and Queens and still some of the wildest wide open greenery for miles around. Great for morning jogs and evening strolls alike. Leytonstone tube is just a couple of minutes further, for direct fourteen minute connections to Liverpool Street and a door to door City commute of less than half an hour.

WHAT ELSE?

- Parents will be pleased to find sixteen 'Outstanding' or 'Good' primary/secondary schools all less than a mile away on foot.
- As well as that substantial cellar you have extra storage off the patio and first floor hallway, Handy.
- For your new local, check out the Northcote Arms, just a half mile on foot at the bottom of our famous destination of Francis Road. Here you'll find fine food and in, plus a packed programme of events including regular Music Bingo...

a word from the owner...

"I’ve lived in the area for over 20 years and Melford Road has been my favourite house and street. I purchased the house after a thoughtful and extensive renovation, with quality materials, clever use of space and attention to drawing additional light. The area is friendly, has a good community, and has been a brilliant place for my kids (and the friends they’ve made on the street). With no through road, the streets are quiet, particularly at night. We’ve enjoyed being only a few minutes from so many green spaces, with (seemingly!) endless games of football on Wanstead Flats, walks in Wanstead Park and cycle rides in Epping Forest. In the other direction, it is only a short cycle or run to the Olympic Park. Melford Rd has two great local pubs (Northcote & Mammoth Tap) with the Arch Deli, Filly Brook, Heathcote & Star and Francis Road only a short walk away. Transport links are great. It’s a short walk to the Central Line and the nearby Overground put us close to the Victoria Line and opens up Hamstead Heath. Overall, our time in Melford Road has been an extremely happy one, with a lovely house in a great community. We’ll miss being here."

Our Local Guide:
Leytonstone

Melford Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
