a word from the owner...

"We moved into the flat in 2020 and have loved living in what our family call our "upside down" flat, with the bedrooms on the first floor being cool and quiet and then a big airy living and kitchen space on the top floor. From the top floor you get a wonderful view over the the surrounding area and magnificent sunsets! The top floor is full of light and stays warm in winter and cool in summer due to big velux windows and doors opening onto a small balcony. It is a really lovely space to spend time in as a family and also to have friends over. The first floor has three bedrooms, a utlity/laundry room and a bathroom, the whole place is really well laid out. The flat is walking distance from both Walthamstow station and Leyton, and also from Walthamstow Village and Leyton High Road. We often walk to the William Morris museum via the Village and there are lots of places to grab coffee and food, but also lots of useful shops selling DIY supplies and a mechanic round the corner. There are two parks close by (one with two resident llamas). We are leaving London, but hope someone else can enjoy living here."

Our Local Guide:
Leyton

Melbourne Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Melbourne Road, Leyton ’s
Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
