3 Bedroom s

A stylish and spacious three-bedroom period home that’s located in an excellent spot amongst some of Leyton and Leytonstone’s top perks (that’s right, you’re between both areas so you have double the choice).

The end terrace house has been beautifully restored - the bathroom is on the first floor and there’s a huge open plan kitchen, but the striking period features still shine through alongside the contemporary updates.

What’s more, not only does the home also have a private rear garden and sun-trap roof terrace, but it’s also a mere ten minute walk from the gloriously green Wanstead Flats.

Behind that stunning brick frontage, you’ll find your bright and immaculately-decorated reception room with stripped wood floors and a fantastic feature fireplace. The decor is spotless but neutral enough to ensure that you can easily stamp your own mark.

If you’re a fan of entertaining, you’ll love the huge open plan kitchen-diner. With light streaming in from the floor to ceiling bi-fold doors, it all looks immaculate, from the wooden floors and counters to the pristine cabinets and decor.

Head upstairs and you’ll find three spotless bedrooms, a smart bathroom and the roof terrace, a perfect spot for enjoying a morning coffee. The garden below is substansial and modern, and there’s also handy storage at the front.

As for the location, it couldn’t be better; you’re less than a five minute walk from Time Out Restaurant of the Year 2021, Singburi, while the burgeoning Grove Green Road neighbourhood is only 10 minutes in the other direction; take your pick from the equally excellent Filly Brook, Heathcote & Star and Arch Deli there.

For a change of scenery, how about strolling15 minutes to Francis Road for wine tasting at Yardarm, Korean food at Zaxx or browsing at Dreamhouse Records? Head 20 minutes in the other directions towards Forest Gate Arches, and you’ll find more delights, such as Wild Goose Bakery, the Wanstead Tap and Pretty Decent Beer.

This handy positioning means transport is never a problem either. Leyton tube is only 15 minutes, ensuring you can easily nip to central London on the Central line, while Leytonstone high Road is six minutes on foot, where overground trains run between Gospel Oak and the newly opened Barking Riverside.

-Drivers can be on the North Circular in ten minutes, but it’s not close enough to impact on the peace and quiet that Wanstead Flats brings.
-As well as all the lovely amenities in the area, you’ll never be stuck for essentials since the Leytonstone High Road is only a couple of minutes on foot.
-Parents will be pleased to learn that you have numerous primary/secondaries nearby, all rated 'Good' or better by Ofsted.

a word from the owner.....

"Tucked away down a quiet cul de sac, we were immediately struck by how peaceful the house is, despite its proximity to the hustle and bustle of the High Road. We have loved having the big bifolds open, BBQing and having drinks with friends in our southwest facing, suntrap garden, or on the upstairs terrace. Leytonstone has loads going on, some local highlights for us include Unity Café for a Perky Blenders flat white, Wild Goose Bakery for a fresh sourdough loaf, Leytonstone Tavern for craft beer and burgers (go for the Joe Exotic!), Bocca Bocca for Neapolitan pizza and Singburi for authentic Thai food. Wanstead flats, Epping Forest, Hackney Wick, The Olympic Park, Walthamstow and Wanstead are all within easy reach, and Leytonstone Leisure centre is a stone’s throw away for swimming, soft play, gym etc. For those with young families, Leytonstone has a thriving parent and child community with plenty of good nurseries, classes and events to choose from. We will be really sad to leave the house, but following the birth of our first child, we want to move closer to family."

Our Local Guide:

Mayville Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
