A wonderful three double bedroom Victorian terrace home in the heart of Walthamstow Village. With a superb kitchen diner, and original features complemented by bold modern decor, this is a family home with charm and style to spare.

You'll be on a quiet street moments from the centre of Walthamstow's most sought after neighbourhood. The ancient buildings and picturesque churchyard make you feel miles from the city, though of course you can be in central London within a half hour. The high street of Orford Road has everything from an award-winning independent supermarket, restaurants, pubs, café’s, shops and a florist.

IF YOU LIVED HERE…

You'll step into your hallway, with the stairs ahead, and find your 260 square foot double reception to your right. A shuttered bay window floods the space with light, and there are stripped pine floorboards underfoot. A handsome fireplace takes a centre stage. Through the hall there's the door to your cellar to the left, then you'll find your downstairs WC to the right, opposite built in storage and utility space.

A sliding door opens onto your superb kitchen diner, 160 square foot of bright and practical hosting space. Elegant white units hold a wide chef's oven, and an island with more storage doubles as a breakfast bar. Bifold doors give way to your garden, where a large deck leads to a lawn framed by palm trees. Head back inside and upstairs to discover your bedrooms and bathroom.

The first bedroom is to the rear, offering ninety five square foot of space and leafy views of the garden, plus a feature ceiling of midnight blue. Your bathroom is next, a gorgeous space part tiled in metro white. A large shower cubicle and vanity sink sit opposite a freestanding tub, framing a traditional raised cistern WC. Patterned tiling lies underfoot, and there's plenty of natural light.

Down the landing you'll come to bedroom two, a decent double of close to 110 square foot. Soft carpet lies underfoot, and the window also look towards the garden. Lastly there's your main bedroom, with twin windows to the front and 170 square foot to spread out in. The same soft carpet lies underfoot.

It's a pleasant ten minutes walk to Wood Street Station, also a fifteen minute stroll to Walthamstow Central, where you can jump on either the Victoria Line for Kings Cross or the Overground for Liverpool Street and be at your destination in around another fifteen minutes. Just ten minutes stroll in the other direction and you can be exploring Epping Forest, or boating on Hollow Ponds.

WHAT ELSE?

- Your new local is The Castle, a stately pub with tons of outside space and a warm welcome inside, as well as a fantastic menu.
- There's a great choice of 'Outstanding' schools nearby, including St Mary's Primary, Barclay Primary, and Walthamstow School for Girls.
- It's under a mile from you to the epic Empire cinema, with nine blockbuster screens showing the latest releases.

a word from the owners...

"We have absolutely loved living here and will be so sad to leave. Walthamstow village has such a wonderful community spirit and we have formed real friendships with our neighbours on Maynard Road. This house has been so convenient for nursery and school runs and it's really close to the tube and train lines, so commuting has been super easy. We'll miss being able to pop into the village to shop at the Spar, and get last minute presents from Word. You get such a nice mix of the convenience of living in London, whilst feeling like you're living in the country- walks in Epping Forest are restorative! I'll be coming back to see friends at Eat 17 and for drinks in the Castle!"

Our Local Guide:
Walthamstow

Maynard Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
