An unusually generous one bedroom apartment on the first floor of an ingenious period conversion enviably located on a quiet, sought-after turning just moments from the comprehensive transport links of Blackhorse Road and St James Street stations, and the shops and amenities of Walthamstow High Street.

IF YOU LIVED HERE...

You'll be enjoying a peaceful location that's nonetheless right in the heart of things, with Walthamstow High Street less than five minutes away on foot. Here you'll find a colossal array of shops, cafes and supermarkets, not to mention Europe's longest street market. A foodie paradise and great for fresh produce, it's recently been enlivened by the addition of the curated Sunday Social stalls at the weekend.

Inside, and your front lounge comes in at a truly capacious 180 square feet, dual aspect, bright, and all beautifully decked out with broad blonde engineered hardwood floors. It's a space you'll be proud to welcome friends and family into time and time again. Elsewhere, your master bedroom's a pristine, bright solid double.

Head towards the rear and you have a fine second hosting space in the form of your 140 square foot kitchen/diner – blessed with leafy garden views, slate grey flooring and a glossy white suite. There's still more incidental space in the unusually generous hallway, perfect for a coffee of a morning. Finally, your bathroom's a tranquil vision in ivory, with a walk-in shower cubicle.

WHAT ELSE?

- Did we not mention your private garden? It's a beautifully landscaped space, with plenty of screening for privacy.
- Crate St James Street is barely five minutes away on foot and home to an exciting new range of eating and dining establishments from Pillars Brewery to the Green Grill and the Italian Bakery.
- St James Street overground station is less than a five minute walk and will get you directly to Liverpool Street in twenty minutes. Blackhorse Road tube is under half a mile on foot and will get you directly to Oxford Circus just as quickly.

a word from the expert...

“I have worked in Walthamstow for over 10 years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and the Empire cinema. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four trains stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname ‘awesomestow’ ”. Our Local Guide:
Walthamstow

Maude Terrace, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
