A perfectly placed two bedroom family terrace, sitting just moments from the epic greenery of Wanstead Flats. Brimming with love and care, Design & Decor is an elegant mix of vintage and contemporary and you still have scope for development.

You're surrounded by a fine choice of transport links, with the central line, London overground and new Queen Elizabeth line stations all within walking distance.

IF YOU LIVED HERE...

You'll be loving your ingeniously arranged ground floor, a master class in broken plan layout. Your front reception is elegantly segmented from the hallway but laid open to reception two at the rear, for a total of 280 square feet of effortlessly zoneable space. Original timber floorboards run underfoot throughout, designer flourishes are everywhere and it's all laid open to the skylit kitchen.

In here you have an abundance of natural light, large format smoky grey floor tiling and sleek, seamless white cabinets, topped with timber work surfaces and metro tile splashbacks. Step out into your garden for a lovingly landscaped mix of gravel, Trulawn and thriving pots. Back inside and your bathroom's a beauty; metro tiled form tub to ceiling with a vintage suite, while upstairs both bedrooms are handsome doubles.

Outside and, as noted, it's just five minutes to the wide open greenery of Wanstead Flats, the former playground of Tudor Kings and still a great spot for a stroll or a morning jog. The blue waters of Jubilee Pond are just five minutes in. All this and Leytonstone High Road overground station is less than a half mile on foot, for the Gospel Oak to Barking Riverside line. Leytonstone tube (for the central line) and Maryland (for the speedy new Elizabeth line) are both around a fifteen minute walk.

WHAT ELSE?

- You have a wealth of excellent wining and dining establishments to hand, the social hub surrounding Winchelsea Road is just around the corner and home to the likes of Pretty Decent Beer and The Holly Tree.
- Currently in use as the ideal home working space, there's a wealth of floor to ceiling fitted storage in your principal front bedroom, always useful whatever you use the space for.
- With your loft space so far untouched, you have potential to follow your neighbours' lead and add your own whole new storey with a Dormer extension (subject to the usual permissions).

a word from the owner...

"We love living in Matcham Road, a quiet, friendly road with brilliant neighbours. It’s been a pleasure watching the area change over the years with wonderful small businesses popping up and pubs being brought back to life. Dina wines is the perfect spot to stock up on natural wines or a short walk away in Francis Road Morny has the best cakes. With many local pubs we are spoilt for choice. The Leytonstone Tavern is famous for its delicious burgers and The Holly Tree for a roast. There is also a Farmers' market every week just round the corner, next to a small park with a skate park, children's playground, and cafe. We love weekend walks, and the area has the perfect balance of green space and city living with Wanstead Flats and Epping Forest only a 5min walk away. On the flip side getting into town is so easy as we have three tube lines to choose from, Maryland with the Queen Elizabeth Line, Leyton and Leytonstone on the central line and Leytonstone High Road on the Overground line. Shopping at Westfield’s is also so convenient 10 minutes on the 257 bus from the end of the road. So with easy commutes, independent shops, good schools and open spaces we love this area of London and will be sad to leave!"

Our Local Guide:
Leytonstone

Matcham Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
