"We have lived in this property for 10 years and have loved living here, We have great neighbours on both sides and across. The street is very friendly and the neighbourhood has so much to offer. When the kids were little we spent a lot of time at Jubliee Park, Brooks Farm and the Waterworks and love the walk over to Springfield Park from the Ice Rink. Chatsworth Road and St James Street are super close and transport connections into central London are really great. Some of our favorite places nearby include: Pinch La Deli - delicious delicatessen, BB's cafe - the best fry up in E17, Patchworks - the East london vintage market is a particular fave, Argall Way - lots to explore, Hare and Hounds pub, Princess of Wales - great Sunday roast, Italian Slice - fantastic pizza, Romeo & Giulietta gelateria, Cups and Jars - yummy sourdough toasties, Aldi - so good to have it on our doorstep, Saffron Kitchen. We also feel this area is a great location to explore Walthamstow, Leyton and Clapton as all are just a short cycle or bus ride away."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
