A brilliantly spacious and beautifully restored one-bedroom home on the ground floor of a former Warner property, with classic features throughout, a private south-west facing rear garden – and a prime location in one of Walthamstow’s most eclectic corners.

St James Street station is 0.5 miles away, where you can breezily ride the Overground to Liverpool Street in just over 15 minutes.

IF YOU LIVED HERE…

You'll love the considered mix of materials and hues found throughout your home. In your reception room, light floods through the lovely sash windows to create a great sense of space, while the period features such as the stunning fireplace and beading give a feeling of warmth. The contrast between the neutral tones, exposed brickwork and deep blue feature wall add character, while still giving you room to add your own touches. The bespoke carpentry will be an added convenience, as well as looking great.

This attention to detail continues in the kitchen, where you’ll find pristine cabinets, stylish fittings and integrated appliances. There’s also space to dine, which will make hosting all the more fun. The bathroom has a similar amount of retro charm, with a separate area for the WC, and access to a handy study space. As for the bedroom, it’s a sanctuary for sleep with pistachio walls, soft carpeting and a charming alcove.

At the rear, you have your south-west facing private garden, which is gorgeously landscaped with plenty of foliage to provide an air of seclusion.

Beyond that striking front door, you’ll be perfectly placed for all that E17 has to offer… This whole neighbourhood has boomed with youthful energy in recent years, with several independent business opening. You may already know about creative hub CRATE St James, an eclectic collection of ventures housed in eye-catching containers, but there’s plenty of other perks on your doorstep, including tasty brunch spot The Curious Goat and bar/pizzeria True Craft.

Or venture further south to the emerging scene around the Markhouse Road/Lea Bridge Road junction. Make your first stop event space Patchworks, which houses craft brewery Blondies.

Need to escape beyond Walthamstow? It's just 12 minutes on foot to St James Street station, where the Overground will zip you to Liverpool Street in just 16 mins. Alternatively, take a 19 minute stroll to Walthamstow Central, where the Victoria line will get you straight to Kings Cross in 15 mins.

WHAT ELSE?

- Next to Walthamstow Central, you'll find the 17&Central shopping mall and a host of excellent amenities on the High Street. Forest Cinema is set to open imminently, filling the space that previously housed the Empire.
-Situated in Walthamstow Pumphouse Museum - a mere ten minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage.
- There’s a buzz in the air about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in a few months - and it’ll be a little over a mile from your front door.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Markhouse Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
